OBJECTIVE: Dynamic maintenance professional with advanced skills in maintenance and technically leading a growing regional property maintenance team. Technically driven leader with a passion to provide excellent customer service to our customers.
ESSENTIAL FUNCTIONS:
- Perform routine and scheduled maintenance across multiple properties
- Work with onsite property maintenance technicians in developing technical skills to SCS standards
- Perform repairs as needed on properties including plumbing, electrical, carpentry, appliance repair, and maintenance of heating and cooling systems
- Inspect buildings and equipment on a regular basis; checking to ensure that prescribed work has been completed in a timely, accurate, and professional manner, assessing the property for needed repairs and capital improvements and performing necessary preventative maintenance
- Check safety systems and devices for operational effectiveness monthly
- Document status of equipment and systems and manage the correction of deficiencies needing further attention including arranging for the services of outside contractors and vendors, developing, and executing contracts, monitoring work, and reviewing approving invoices consistent with organization policy
- Complete monthly inspections on assigned property sites in collaboration with the onsite property maintenance technicians and leasing team
- Assist in evaluating performance of onsite property technicians in partnership with the Property Management team
- Complete required paperwork and input data into the maintenance database and extract necessary reports and other documents to effectively monitor the maintenance services program
- Develop and maintain an effective working rapport with tenants, vendors, and leasing staff
- Complete vacant inspections in an accurate and timely manner
- Immediately notify supervisor of any safety hazards
- Maintain an inventory of supplies, tools, and equipment for multiple properties
- Participate in the on-call rotation. Respond in a timely manner to emergency maintenance problems which may require attention outside of normal working hours
- Perform other duties as assigned
EDUCATION AND EXPERIENCE
Required:
- High school graduate or GED equivalent is required
- Must have a valid driver’s license with reliable transportation
- Excellent communication skills
- 5-7 years of experience in property maintenance, maintenance, or construction/remodeling
- Must have 3+ years of experience in a maintenance leadership role
- Comprehensive knowledge of plumbing, heating, HVAC, electrical systems, and carpentry
- Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair
- OSHA 30 certification or the ability to obtain one in 90 days
- Good planning skills, including design execution, resource allocation and contingencies
- Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues
- Ability to operate various types of equipment associated with property maintenance, with the ability to train others
- Excellent understanding of plans and specifications
- Working knowledge of Microsoft applications and ability to learn maintenance software
- Excellent problem-solving, organizational, time management, and decision-making skills
- Must be flexible and possess the ability to change priorities and direction based on the need of a project
Preferred:
- 5+ years of experience in a maintenance leadership role
- Vocational or trade school certification
PHYSICAL REQUIREMENTS
- Ability to lift and carry up to 75 pounds regularly
- Ability to stand and walk for long periods of time
- Frequent bending, kneeling, twisting/turning, crouching, crawling
- Ability to climb, work on and carry a ladder
- Comfortable working at various heights
- Ability to navigate diverse terrain
- Works with potentially hazardous materials
Work Environment: Work is generally performed in offices and on company rental property sites. Position involves working in all climates as well as multi-story buildings in various property locations. This role routinely is exposed to dust and noise associated with maintenance equipment.
Special Requirements: This position requires regular in-state travel with the ability to work 40-45 hours per week Monday – Friday, with occasional hours outside of that range as business necessitates. This position may require travel between multiple property sites in the same day.
