Opportunity
We are seeking an experienced Resident File Specialist to join our team. This role will collaborate with the Compliance Director to ensure that cumulative reports for Low Income Housing Tax Credit (LIHTC) lists are maintained and updated as required by owner and related regulations. This role will also monitor the monthly reports to ensure that compliance is met for move-ins and recertifications.
Responsibilities:

Provide excellent customer service to residents, including meeting with them as needed and completing required paperwork for resident files accurately.

Become familiar with developments to answer general questions when management is unavailable.

Review new resident applications for income eligibility for programs such as Rural Development (RD), Low Income Housing Tax Credit (LIHTC), and U.S. Department of HUD.

Possess specific knowledge of RD, HUD, and tax credit programs.

Work with company team members to ensure compliance with RD, LIHTC, and HUD programs, including interim and annual requirements.

Ensure recertification notices and third-party vendor documents are accurate and complete before entry into the computer system. Report findings to the Director of Compliance to correct errors and follow proper procedures.

Communicate clearly both in writing and verbally.

Navigate multiple software programs including Microsoft Outlook, Word, Excel, Yardi, MML, and others.

Work independently, organize work, establish priorities, follow defined procedures, and complete tasks to meet deadlines.

Write correspondence to residents and vendors and perform math functions related to income certifications and resident correspondence.

Assist property managers as needed.

Perform other duties as assigned.
Education & Experience:

A college degree from an accredited institution or a combination of relevant work experience and education is preferred.

Customer service skills are highly desirable.

Demonstrated ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.

Familiarity with Section 42, Section 8, and Rural Development regulations. Prior experience with these programs is preferred.
