Job Summary
Akers Ellis Rentals manages a vacation rental portfolio of approximately 260 properties on Kiawah Island. This role manages and performs the day-to-day maintenance responsibilities and addresses related service needs for our rental guests and property owners. (This job is performed in the field, not at a desk.)
General Accountabilities
- Assists the property management team in managing and documenting operations, maintenance, and improvement of properties
- Schedules and performs general maintenance and repairs, including major appliances and HVAC systems
- Inspects facilities and equipment routinely to determine repair or maintenance needs
- Accurately documents labor and supplies to assist with preparation of monthly owner statements
- Handles guest complaints or concerns and resolves problems following management rules and regulations
- Cultivates relationships with vendors
- Proficiently utilizes available software systems/platforms
- Confers with staff members to assist guests as needed
- Works both individually and as a team with colleagues to demonstrate our commitment to quality service

Job Qualifications
- Education: High school diploma or equivalent
- Experience: One or more years of related experience
- Possess a valid driver's license and reliable transportation (employee will use his/her personal vehicle to work in the field)
- Able to work flexible schedule, including days, evenings, weekends, and holidays
- Able to sit, stand, or work for prolonged periods of time
- Able to lift, pull, or push 35 pounds, as needed
- Able to work in an outdoor environment when necessary, including heat, cold, and inclement weather
Skills
- Proven experience as maintenance technician
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances, and devices
- Basic understanding of electrical, hydraulic, and other systems
- Experience with major appliance assessment and repair preferred
- Experience with HVAC assessment and repair preferred
- Manual dexterity and problem-solving skills
- Strong understanding of basic computer skills, including email software and office programs

Pay: $50,000.00 - $70,000.00 per year
