Position Description:
The Commercial Maintenance Engineer performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds of assigned properties. Monitors building system operations and performance. Utilizes trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
This position will be based at Johnson Square located in Marietta, GA but will also work at other properties across the Metro Atlanta area, as needed.
Primary Responsibilities:
- Respond to tenant requests, prioritize and assign work orders and follow up to ensure minimal downtime. Ensure that building systems and tenant service requests are handled efficiently at the most economical cost.
- Working knowledge of life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
- Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves proper environmental conditions.
- Performs basic welding, carpentry, furniture assembly, painting and locksmith tasks, as needed. Maintains the building lighting system, including element and ballast repairs or replacements.
- Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, remodeling, HVAC, plumbers, and cleaning.
- Manage work order updates in Yardi:
- Meeting budget and timeline associated with Repairs and Maintenance.
- Update work orders in Yardi and provide workmanship information with pictures and details of work performed.
- Assist in building turnover budgets and include details and cost components in make ready task.
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Maintain industry certificates (ex: EPA, HVAC, etc).
- Water meter readings, if required.
- Maintains grounds of property.
- Other duties as assigned.
Responsibilities as a team member of Greenleaf:
- Develop and maintain relationships with property manager, department leaders, and vendors.
- Successfully complete 2 quarters of the safety inspection process.
- Know the Greenleaf standard parts and costs associated with replacement components.
- Daily checks: Email/Calendar/Workplace.
- Role specific training courses in Yardi.
Required Qualifications:
- High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
- Yardi experience a plus.
- Universal CFC certification preferred. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
- Uses computer or iPad for work order system, emails, ESS and training. Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more.
