POSITION SUMMARY:
Acts as Mortgage Loan Servicer team lead while ensuring timely completion of all departmental duties, tasks and responsibilities of the Mortgage Loan Servicers. Responsible for the training and mentoring of the Mortgage Loan Servicers. Responsible for servicing all in-house mortgage loans.

Pay range for this hourly position is $29.17-$39.00/hr with a progressive benefits package.
Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES:

Acts as Mortgage Loan Servicer team lead.

Responsible for ensuring timely completion of all departmental duties, tasks and responsibilities of the Mortgage Loan Servicers.
- Acts as first point of contact and ‘go to’ person for Mortgage Loan Servicing staff as questions arise.

Responsible for developing and conducting training, as well as mentoring of the Mortgage Loan Servicers.
- Reviews and analyzes the effectiveness and efficiency of existing processes and develops strategies for enhancement and improved efficiency. Works alongside mortgage department leaders on special projects as needed.

Answers the Mortgage Servicing direct phone line and email, as well as the Construction phone/email.

Assists in year-end completion and mailing of 1098/1099 statements.

Completes PMI reports ensuring monthly premiums are paid.

Delivers insurance letters to change the mortgagee clause for secondary market files.

Delivers the Corelogic flood determination transfer letter to certain investors.

Coordinates tracking and payment of escrowed insurance coverage on all in-house mortgages to assure coverage in force at all times with appropriate coverage. Follows-up on any lapsed or incomplete coverage obtaining current copy of coverage in place.

Coordinates tracking and payment of escrowed property taxes twice a year.

Actively participates and has a key role with the selection, installation (conversions) and maintenance of software products/vendors.

Coordinates in-house renewal forms on balloon and ARM mortgages, including calculating new rates; payments on adjustable rate and balloon mortgages; preparing correspondence letters to members advising them of any changes, and arranging appointments to sign necessary documents.

Coordinates payment of all draws and reimbursements for construction loans.

Keeps a ledger of construction loans as well as tracking lien waivers and periodic progress photos.

Works directly with members and loan officer for the coordination of all loan advances and reimbursements on construction loans.

Manages construction loan portal on GreenState Mortgage Website.

Manages monthly mailings to vendors to collect any missing lien waivers and documents accordingly to avoid liens to obtain final title policy.

Orders Verafin/OFAC on vendors for requests over $10,000.00.

Communicates directly with members and the loan officer to obtain and manage construction loan extension requests.

Create and send construction loan extension documentation to members to avoid loan maturing and extend the loans as documentation is received back.

Runs the periodic statement file and sending to the statement vendor for production.

Coordinates setup and GL posting of all new in-house mortgage loans.

Acts as primary member contact for the Customer Self Service website.

Responsible for developing procedures and resources for mortgage servicing duties, tasks and responsibilities. Stays abreast of changes in servicing software, regulations, policies and industry practices to ensure continued compliance.

Runs daily and monthly reports as needed.

Acts as a contact with GreenState servicing platform, for both members and staff.
- Oversees all escrow accounts including all correspondence with members in regards to their escrows and runs a yearly escrow analysis.
- Posts mortgage payments daily.

Researches and corrects payments on loan accounts due to errors in payment application or improper interest rates; backs off payment and makes necessary adjustments; transfers loans to proper account number or note number if error is discovered. Includes any other necessary file maintenance as a result.

Processes first mortgage payoff request and Verification of Mortgages.

Processes and records in house modifications.

Prepares releases for in house first mortgages and coordinates follow up on Mortgage Satisfactions to ensure releases are done in a timely manner.

Takes a lead role in the Participation Loan Sales including file retrieval for review as well as document export, balance updates, and monthly principal and interest reports.

Ensures neatness and organization of loan file/document storage.
- Tracks mortgage loan file/document retention. Coordinates shredding and disposal of mortgage loan files/documentation when the file/documentation are no longer required to be retained.

Completes interim interest report on a monthly basis.

Processes member and internal requests for adjustments to borrower’s credit reports in regards to their first mortgage.
Qualifications
JOB REQUIREMENTS:

High school diploma or equivalent (i.e. GED.) with a minimum of one year previous related work experience in mortgage and/or training/supervisory or post-secondary degree in Business, Mathematical Science, or other related field.

Lending policies and Real Estate knowledge required.

Escrow experience required.

Accuracy and attention to detail required.

Reports to work punctually, works all scheduled hours, and works overtime as necessitated by business demand.
- Interpersonal skills to represent the Credit Union in a positive way during member contact.

Interpersonal skills necessary to gather data from a number of sources and to represent positively the Credit Union during such contacts.

Ability to provide quality service to members by phone or in person.

Ability to develop and maintain effective working relationships with co-workers.

Ability to prioritize assignments and organize work efficiently, to handle large volumes of details.

Ability to operate related computer applications, an on-line terminal and other standard office equipment such as a calculator and typewriter.

Must be a registered pursuant to requirements of the S.A.F.E. Act.

Must be bondable.
Reporting Relationship
Reports to the Mortgage Servicing and Post Closing Officer.
Supervisory Responsibilities
This position is not responsible for the supervision of other employees.
