GENERAL PURPOSE:
This position will assist the Parks & Facilities Manager in the daily operation within the Parks and Facilities Division though leadership of maintenance programs, working with contractors and daily labor crews and analyzing and resolving residents difficulties with common areas, parks and facilities.
SUPERVISION RECEIVED
Works under the immediate supervision of the Parks & Facilities Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Ø Have the ability and will perform the duties of the maintenance laborers, and maintenance workers on a regular basis.
Ø Operates equipment and tools in the maintenance and repair of facilities under control of Parks & Facilities Division.
Ø Operates light trucks to haul other crewmembers, material, and equipment to and from the worksite.
Ø Makes repairs using a variety of equipment and tools.
Ø Assists the Parks and Facilities Manager in inspecting work completed to ensure quality and completeness.
Ø Assists the Parks and Facilities Manager in overseeing the preventative maintenance program for all facilities, equipment and tools.
Ø Analyzes and resolves work problems or assists workers in solving work problems.
Ø Assist in overseeing the safe operation and proper maintenance of division vehicles, light maintenance equipment, and hand/power tools.
Ø Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
Ø Inspects work areas to determine type of work required and materials and equipment to be used.
Ø Interprets NTRCA policies to workers and enforces safety regulations.
Ø Establishes or adjusts work procedures to meet production schedules.
Ø Receives written work orders or verbal instructions from Supervisor, and prioritizes work orders.
Ø Checks parts, supplies inventory, and submits requisitions to the Parks and Facilities Manager.
Ø Decision Making:
o Decisions are made by interpreting established policies, procedures, past practices, and/or are based on specific instructions from the supervisor. The supervisor generally reviews decisions.
o Exercises discretion and judgment in determining work priorities.
o Makes decisions concerning implementing and overseeing Safety practices.
Ø Finances:
o Processes invoices daily
Ø Public Contact:
o Interacts with residents and contractors in discussion of planning events or receiving concerns and comments.
o Discusses purchases, reviews plans, coordinates projects, and supervises contractors and vendors.
Ø Performs other duties or related work as required, as deemed necessary or assigned.
PERIPHERAL DUTIES
Ø Operates a variety of power tools, construction and maintenance equipment used in the daily parks and facilities operations.
Ø Assist other departments and volunteer organizations as assigned or needed.
DESIRED MINIMUM QUALIFICATIONS
Education and Experience:
Ø Graduation from high school or GED equivalent.
Ø Four (4) years experience related to the maintenance of parks or related systems, including supervising work crews and the operation of related maintenance equipment.
Ø Any equivalent combination of education and experience where an individual can receive the proper experience and knowledge.
QUALIFICATIONS
Detail oriented person with the ability to persevere when necessary to solve a problem, both in the accounts payable and compliance areas. Excellent customer service skills, high school diploma or GED, Computer literacy, knowledge of Microsoft office, outlook, and excel. Must have the ability to work independently, as well as being able to collaborate effectively with colleagues, Interpersonal skills to relate to diverse groups, problem solving, and good organizational skills.

SPECIAL REQUIREMENTS
Valid state driver’s license or ability to obtain one.
TOOLS AND EQUIPMENT USED
Knowledge of operation and use of motorized vehicles and equipment, including pickup truck, ladders, miscellaneous hand and power tools, painting & landscaping.

40 hours per week – approved work hours; occasional weekend or holiday work can occur.

Ø 7:00 AM – 11:00 AM, Friday

Pay: $21.00 - $24.00 per hour
