MAINTENANCE TECHNICIAN
Towner Management employs Maintenance Technicians to maintain and make repairs on the properties and grounds that it manages. Maintenance Technicians report to the Property Manager assigned to their properties.
General Requirements and Essential Functions
Maintenance technicians must be available to work five days a week from 8:30 am until 5:00 pm, at their property locations and must be available to take emergency calls during evenings, weekends, and holidays when scheduled. Maintenance technicians must be able to walk to all floors at their properties, including basements and attics, where accessible.
Maintenance technicians must be able to bend, stoop, kneel, and climb ladders. Maintenance technicians must be able to lift at least 40 pounds.
Maintenance technicians must have access to use properly licensed vehicles, possess a valid Maryland Driver’s License, have automobile insurance, and have a good driving record, as defined by the company. Having a truck is preferred but not required. The Maintenance Tech must be willing to haul large equipment and/or supplies in their vehicle of choice as may be necessary. Maintenance technicians must drive other employees, including but not limited to Porters, between properties. From time to time, Maintenance Technicians must provide the company with a copy of their driving records and proof of insurance.
Duties and Responsibilities include the following. Other duties may be assigned.
▪ Monitors building and grounds to ensure all maintenance issues are addressed. Proactively identifies and addresses cleaning and maintenance issues with their assigned Property Manager.
▪ Walks vacant units with the Property Manager and identifies necessary repairs and other maintenance issues. Turns over vacant units according to the Property Manager’s specifications.
▪ Repairs minor problems with buildings and foundations including but not limited to the roof, ceilings, walls, floors, basements and all mechanical contents of the building.
▪ Performs preventative maintenance on machines to assure they are in good working condition at all times.
▪ Possesses certain basic repair tools including, but not limited to, tools that allow him or her to perform work in the following areas: drywall, carpentry, plumbing, and hardware repair.
▪ Applies general knowledge of carpentry, HVAC, electrical, plumbing, refrigeration, welding, painting and masonry work as needed.
▪ Completes minor and routine painting, plumbing, electrical wiring, carpentry and other related maintenance activities using hand tools.
▪ Keeps up the grounds which may include mowing, shrubs, trees, general yard work and parking lot repairs. Remove snow and ice from properties as is warranted under the right conditions.
▪ Replaces air conditioner filters as necessary.
▪ Works with outside contractors on maintenance issues.
▪ Promptly communicates any health and/or safety concerns/violations or other emergency maintenance needs immediately to Property Manager inclusive of repairs needed at a property.
▪ Affirms precautionary measures of building during and after completed jobs and promptly reports any secure measure violations to management.
▪ Maintains tools, equipment, and supplies in a clean, orderly, and safe manner.
▪ Keeps accurate records. Such records shall include but not be limited to filling out service tickets, supplemental work logs, punch out logs, and any other source of documented records.
▪ Completes an average punch out within the correct time frame and meet Towner standards.
▪ Follows all written and verbal instructions.
▪ Makes requests for necessary supplies without prompting. Delivers and/or picks up supplies when needed.
▪ Understands and complies with all Towner polices and procedures.
▪ Uses all required tools competently.
▪ Drives other employees to and from properties during business hours.
▪ Performs other related duties as assigned.
