Director of Property Management
Rapidly growing, SFR housing owner/operator in SWFL is seeking a self starting, tech savvy, leader for our wholly owned property management company. Role Summary:
The successful candidate will own all aspects of operating our property management platform. This includes property onboarding, leasing, management, maintenance, turnover and owner reporting on managed assets throughout SWFL. You’ll seek out creative systems and solutions, while constantly pushing industry best practices for SFR management. You will scale operations through systems and team building while maintaining portfolio performance. We are currently managing 200 units in Lee and Charlotte Counties, with 20 doors being added per month. We may add units via 3rd party management if mutually desired. The goal is to grow to 500 units asap.
Responsibilities and Duties:
Build PM org as portfolio scales:
- Work with C-level management and functional teams to collaboratively build a best in class management platform with an ownership mentality.
- Hire and oversee specialized team members throughout PM org as it scales
- Maintain and improve weekly and monthly reporting analytics on portfolio and process performance.
- Oversee the implementation of new roll-outs or updates to procedures -- programs, software, and/or services upsells.
- Engage in direct portfolio/property management functions while growing and scaling the business.
- Perform field property management tasks if or when needed such as driving to various properties in the portfolio for property inspections, move-in inspections, notices delivery, renter prospect tours, and more.
- Manage contracts with vendors and service providers.
Experience and qualifications:
- Extensive experience of at least 10+ years in rental / investment property management is required.
- 10+ years in property management of Multi-family / Apartments and Single Family Rentals.
- 7+ years Leadership experience managing over 500 doors as Property Manager, Area Manager, Multi-Site Manager, Regional, etc.
- Proven experience in client relations with investors / rental property owners / landlords.
- 10+ years using computer software for data entry, record keeping, and communication purposes (ie Microsoft Office 365).
- 10+ years experience with property management systems (ie Buildium, AppFolio, Yardi, OneSite, Rent Manager, etc), lead management systems (ie Tenant Turner, Knock), and pet verification systems (ie PetScreening.com).
- Active Real Estate License in the state of Florida (OR currently doing coursework, OR eagerness to obtain very soon)
- Excellent communication skills, both written and verbal.
- Bilingual speaking or writing in both English and Spanish preferred.
- Ability to prioritize tasks and work efficiently in a fast-paced environment.
- Extensive organizational skills and attention to detail.
- Strong knowledge of rental property management principles and practices, including: Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing housing operations.

Job Hours and Location:
- Full-time, Monday to Friday 8:30am-5:30pm (After hours or Weekends only as needed)
- Office / In-Field location - corporate office (Fort Myers, FL) plus on site / in-field work at portfolio properties.
Additional Job Responsibilities include but are not limited to:
- Manage staff performance in accordance with company policies, values, and business practices. In addition to interviewing, hiring, orienting, and training employees.
- Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic property inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Assists the property’s maintenance team members in complying with the company’s standards with respect to responding and completing resident maintenance and repair service requests.
- Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Assists leadership team in managing the client/owner relationship by doing the following: virtual and in-person meetings, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests directly as needed.
Education/Experience:
- Employment history in residential or multi-family property management that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of a residential community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team.
- Incumbent must possess a high school diploma or GED equivalent, associates/bachelors degree, and/or combination or industry experience plus the abilities below:
Language Ability:
- Bilingual in English and Spanish is preferred.
- Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation.
Math Ability:
- Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, calculate percentages, and calculate time in order to complete financial records, budgets, timesheets and other fiscal reporting information.
Reasoning Ability:
- Demonstrated understanding of property operations and, in particular, of lease terms and lease enforcement, including collections.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
- Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. (including Microsoft Office products)
- Strong proficiency in using property management software and tools, including but not limited to: Buildium, AppFolio, Tenant Turner, Property Meld.
Certificates and Licenses:
- Current valid driver’s license is required.
- FL Real Estate license is required at or soon after start of employment.
Supervisory Responsibilities:
- Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required.

Pay: $80,000.00 - $100,000.00 per year
