SUMMARY:
Oversees and supervises the maintenance and repair of building facilities and all associated grounds (e.g. School Based Clinics, Morgan, Western and Berwyn).

ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Supervises and assigns the work of maintenance employees; inspects work for completeness.
- Performs daily rounds. (Travels to sites as needed.) Communicates with department supervisors or directors regarding their needs. Performs necessary repairs status of repair
- Maintains the air conditioning/heating system
- Prepares and maintains proper records such as work schedules, time records, disciplinary records, accident reports, and reports on operations and daily activities.
- Supervises and participates in repairs, carpentry, painting, plumbing, electrical, masonry, and mechanical work on existing buildings, facilities and equipment.
- Supervises and participates in cleaning, maintaining and repairing boilers, replacing parts as needed.
- Maintains departmental logs (supplies, keys, alarm system, etc..)
- Responsible for monthly inspections (fire extinguisher, eye washes, emergency lights, exit signs sprinkler systems, etc)
- Coordinates meeting room set-up as requested.
- Supervises and participates in the preparation and painting of exterior surfaces, as well as interior walls, floors, ceilings, and furniture.
- Advises and makes recommendations to the Manager regarding improvements and modifications needed in operations, priorities, staffing, department policies, and personnel actions effecting subordinate employees.
- Operates power and hand tool equipment.
- Performs landscaping duties (i.e. cut, water, rake and mow lawn, pull weeds, trim trees and shrubs, sweep parking lot, sidewalks and surrounding ground). Remove snow and salts sidewalks as needed
- Operates computerized energy management systems.
- Responsible for purchasing supplies/equipment at local stores (i.e. Menards, Home Depot, Locksmith, etc…)
- Maintains an inventory of all equipment and supplies utilized to perform designated duties, and prepares purchase requisitions as needed.
- Responsible for being on-call for all urgent maintenance issues and alarm activations
- Responds to staff requests for immediate security concerns
- Responsible for handling deliveries from vendors.
- Other duties as assigned.
This position requires compliance with all of Alivio’s written standards, including its Standards of Conduct, Joint Commission standards, all policies and procedures and Corporate Compliance requirements. Compliance will be considered as part of the regular performance evaluation.
SUPERVISORY RESPONSIBILITIES:
- Supervises staff listed below, in accordance with the Union Collective Bargaining Agreement (CBA), Personnel Policies and Procedures and prevailing employment laws as appropriate.

WORKING CONDITIONS:
OSHA Category 2 – Involves no regular exposure to blood, body fluids, or tissues, but may require unplanned tasks that involve exposure to blood, body fluids, or tissues.
QUALIFICATIONS:
Education:
- High School Diploma or GED. Must demonstrate literacy and math skills as required to read and understand work instructions, materials safety data sheets, and OSHA related documentation.
Certification or Licensure:
- Required to hold a valid Illinois driver’s license.
Experience:
- Two (2) yrs. experience in plumbing, electrical, carpentry and general maintenance required to assist with building repair functions
Special Training:
Demonstrated Competencies:
- Bilingual (English/Spanish Preferred);
- understands proper use and care of tools and equipment and their safety consideration; knowledge of maintenance machinery; must be flexible and able to be on call 24hrs. Reacts well under pressure; able to lift 50 lbs.; able to operate motor vehicle. Ability to read and follow instructions and utilize good judgment in recognizing and mitigating potentially hazardous situations.
