We are adding another Construction Project Manager to our team. We are a growing company, and this is a great opportunity to get started in a position with room to grow.
Contractor Supervision
- Weekly site visit to gauge progress of development phase. (Min)
- Weekly updates on % complete and updated schedule on the job
- Reporting of all issues on the job that may cause delays.
- Conduct regular one-on-ones and performance reviews on direct reports to provide feedback and discuss areas of improvement.
- Clearly establish performance expectations with subcontractors and provide the support and direction they need to achieve the desired results.
- Promptly address any performance issues, develop action plans for contractor improvement to get back on schedule.
II. Development Software.
- Manage development activities to ensure the achievement of project budget and construction schedules are maintained.
- Verify all testing is completed and reports are accurately filed for review.
- Assist in review of all invoices or pay apps.
- Issuance of PO
- Review all Variance and present to manager for approval.
- Maintain records of each development to track progress.
III. Scheduling.
- Create and manage schedules for all developments in process.
- Keep completion dates updated and make me aware of any project not on target.
- Update reports for scheduling changes
- Hold Subcontracts to their schedules.
- Verify Subcontractors orders materials on time to prevent delays.
IV. Development Management.
- Visit development communities regularly to identify and address any issues.
- Monitor and maintain all established community appearance and safety standards.
- Monitor, maintain, and document all established erosion control procedures (SWPPP).
- Assist homebuilding production staff and sales with community information related to HOA and development activities.
- Perform all post development warranty walks and repairs.
V. Budget/Materials Management.
- Manage development budgets, control all variances, and provide accurate costing.
- Identify any construction or material problems, and ensure the appropriate party is back charged (where applicable).
- Communicate any material issues to Development Manager.
- Ensure appropriate back charges to subcontractors/vendors, as necessary.
- Keep variances to a minimum and development costs on budget.
VI. Trade Management.
- Assist with the recruiting, selection, and assignment of subcontractors and vendors.
- Ensure subcontractor work, quality, and performance adhere to Scopes of Work and company standards.
- Solicit feedback from subcontractors on ideas for improving SLAC construction processes and provide recommendations to the Development Manager.
We provide competitive compensation for the position that includes employer paid health insurance, 401K with employer match, performance bonus and cafeteria plan for supplemental insurances.
Salary is based on job experience and interview performance. Range below adjustable based on qualifications.
Range: $55,000 - $65,000 per year plus performance based bonus
Experience requirements included a minimum of 2 years of Job costing, estimating, project management or cost accounting experience and a BBA in construction management is preferred.
Hours are 8 am - 5 pm Monday – Friday
