On-Site Residence Requirement:
Residence on-site at main property owned by the employer in First Hill Seattle is a condition of employment and employee pays market value for rent. Rents are starting at $1595 at the time of this job posting, see website for listings. One parking space is included. Must be able to move into building within 60 days of employment. (Cost of the apartment is not included in the benefits package).
Position Description:
The On-Site Manager is directly responsible for the resident experience by communicating with prospects and residents, being available, and having personable and prompt follow-up to their needs. Market and rent in a 240 -unit POD, enforce all company policies, procedures, and operations. Build community with residents. Must be available for move ins and unit leasing showings when prospects and new tenants are generally available to meet. The position requires traveling between properties within the POD, as well as to the cooperate offices and other locations as needed, having own motor vehicle with driver license and insurance is required.
Compensation:
$31.50 per hour. This is a non-exempt Full-Time hourly position and is overtime eligible.
Work Schedule:
Monday-Friday: Some Evenings and Weekends Apply; Some on call applies. Business hours are 9:00 a.m. - 5:30 p.m. Must be flexible to work a schedule needed to meet the demands of the business.
Responsibilities:
· Market, show and lease apartments keeping buildings 100% occupied.
· Take photos for marketing, show apartments and conduct the move-in process with residents.
· Manage and generate new leads by posting ads online.
· Qualify leads and schedule showings to the buildings that match their needs.
· Clean common areas in main building high-traffic areas, lobbies, elevators, and entry points
· Replace hallway lightbulbs, and other light maintenance duties. Regular property walkthroughs are necessary to identify maintenance needs.
· Post legal notices and monitor tenant delinquencies.
· Attend to resident needs, build strong rapport and maintain resident retention with hands-on approach best suited to resolve questions and concerns.
· Respond to urgent issues and emergencies at assigned properties, coordinating with other departments.
· Inspect vacant units and ensure they are ready for move-in.
· Attend weekly marketing team meeting at Eastlake headquarters.
· Conduct business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Requirements:
· Extensive experience in multi-family property management.
· Excellent communication and interpersonal skills.
· Strong organizational skills.
· Sales oriented with ability to focus on and retain details.
· Familiarity with property management software or resident portals is a plus.
· Reliable and able to work independently as well as part of a team.
· Willingness to learn and adapt to new processes and technologies.
· Ability to collaborate effectively with different departments to resolve resident issues.
· Professional, business presence.
· Position requires travel in the field with own transportation means.
· Must be able to work a flexible work schedule to meet the demands of the business.
