Overview:
We are seeking a responsible, organized Operations Manager to focus on our ensuring our short-term rental properties are guest ready and meet our stringent standards of excellence.
Background in multiple construction trades will be very helpful in this position. This role will require light repairs at property sites, along with coordinating other trades for larger projects.
This role will also require office time as part invoice review and proper billing to appropriate parties.
Our company is looking for an additional member to be part our workforce to undertake the following responsibilities who can excel in the following areas:
Duties & Responsibilities:
- Manage all aspects of maintenance operations, including overseeing repairs, installations, and preventive maintenance tasks.
- Flexible, organized and able to meet the needs of a quickly changing day
- Ensure all necessary maintenance needs are effectively resolved
- Utilize Computerized Maintenance Management System (CMMS) to schedule and track maintenance activities efficiently.
- Manage maintenance of properties by delegation of work, reviewing work and maintaining deadlines
- Meet with outside vendors to obtain bids on authorized projects
- Regular property inspections with written recommendations
- Review contractor work to ensure company standards
- Update maintenance records with web-based property management software
- Tracking of readiness for guest check-in, including additional specialized requests
- Interact directly with guests during high-level concerns in a calm and professional manner
- Self-motivated and able to work with others to achieve team goals
- Coordinating and tracking of on-the-ground staff during field efforts
- Perform other company related duties to insure smooth operation and guest satisfaction
- Collaborate with the property management team to prioritize maintenance tasks and address urgent issues promptly.
- Maintain inventory of supplies and equipment necessary for maintenance activities.
Requirements:
- High school diploma or GED equivalent required
- Ability to learn new software for operations
- Organized and detail-oriented and able to work on multiple tasks to completion
- Good communication skills both oral and written; English proficiency required to effectively communicate with team members, vendors, and contractors
- Prior job activity with maintenance, property management and oversight
- Ability to maintain, troubleshoot, and repair basic household items
- Personal transportation a must
- “Can-do”, positive attitude is paramount
