JOB SUMMARY:
This position is responsible for protecting, maintaining, and enhancing the value of the real estate assets by performing the following duties and functions:
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Manages day-to-day commercial portfolio as assigned by the department
- Meets Company goals for quality of service and growth of revenue
- Manages portfolio budget, finances, work orders, vendors, tenants
- Supervises Maintenance staff for work order completion
- Engages, contracts, and manages vendor relations and services
- Reporting for the commercial portfolio to owners, tenants, department
- Assists Asset Manager to maximize the overall value of real estate portfolio
- Manages tenant lease renewals, terminations, and extensions
SUPERVISORY DUTIES
- Directly supervises Edge maintenance staff and accounting staff related to the property management department
- Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws
- Authorizes emergency decisions
FINANCIAL DUTIES
- Manages and produces daily, weekly, monthly, quarterly, and annual reporting to all clients and properties
- Manages income for properties, including tenant rent increases, Reconciliation collections
- Creates operating budgets that maximize the operating property, cash flow requirements and leasing strategy
- Approves monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables for commercial projects
- Supervises tenant billings, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations
- Reviews and approves all invoices for payment before processing through accounts payable
- Communicates with accounting department to ensure accuracy of accounts receivable and payable
MAINTENANCE DUTIES
- Supervises Edge Maintenance staff including overseeing day to day responsibilities
- Develops a network of emergency services available for 24 hour and weekend coverage as required for commercial projects
ADMINISTRATIVE / OFFICE DUTIES
- Works collaboratively in a team environment with a spirit of cooperation
- Keeps accurate records of current space conditions including roof, HVAC, utilities and special circumstances
- Maintains complete and accurate property files and records, according to department systems, with emphasis on documentation for future reference
- Provides prompt, detailed and accurate general status reports on all properties assigned
- Maintains punctual, regular and predictable attendance
- Part of on-call team, which is shared and spread out to only a few times a quarter.
MARKETING / LEASING DUTIES
- Maintains excellent condition of vacant space to present to qualified tenants
- Oversees and authorizes all premarketing and ongoing marketing efforts including but not limited to signage and staging for commercial portfolio
- If licensed, conduct leasing renewals with current tenants, negotiate rates.
TENANT RELATIONS DUTIES
- Manages tenant relations and coordinates requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns
- Displays excellent communication skills including presentation, persuasion, and negotiation skills required in working withcustomers and coworkers and including the ability to communicate effectively and remain calm and courteous under pressure
- Demonstrates a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients and the public
QUALIFICATIONS
- Ability to perform essential job duties with or without reasonable accommodation and without posing a direct threat to safety or health of employee or others
- Ability to take direction respectfully
- Real Estate Broker’s License preferred
- Driver’s license required
EDUCATION AND/OR EXPERIENCE
- Bachelor’s degree preferred
- 3 years of commercial property management experience and/or training OR equivalent combination of education and experience
- AppFolio software experience preferred
- MS Teams: Excel, Word, Outlook
- Experience in a supervisory role and successful track record of accomplishments
REASONING & LANGUAGE SKILLS
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures or governmental regulations
- Ability to write reports, business correspondence and procedure manuals
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables
COMPUTER & MATHEMATICAL SKILLS
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
- Strong computer application skills, which may include database, spreadsheet, report writing, project management, word processing, presentation creation/editing, communication by e-mail, and use scheduling software
