Job Overview:
We are seeking a skilled Condo Facilities Manager to oversee the daily operations and upkeep of a condominium facility and equipment. The ideal candidate will have a strong background in HVAC and property maintenance.
Duties:
- Analyze and implement an effective ongoing resident’s relations plan, implement initiatives, and maintain an operating environment to achieve a satisfactory level of residents’ service.
- Manage and provides oversight to the maintenance function, coordinate and exercise direction over the operations function
- Coordinate premises permits with city building department.
- Conduct emergency and disaster planning including hurricane preparedness.
- Prepare operational and capital budget recommendations with input from department heads.
- Plan and supervise the inventory control department to ensure proper quantities of needed materials.
- Provide on-going direction, guidance and training to maintenance personnel and management staff.
- Ensure proper functioning of facilities through ongoing inspection and maintenance.
- Ensure compliance with all relevant laws, policies, and regulations pertaining to facility maintenance
- Day-to-day operations in accordance with building policies and guidelines.
Knowledge, Skills and Ability
- Minimum of five (5) years in a building/facilities management/ superintendent role preferably in a hi-rise building.
- Bachelor’s degree preferred, or equivalent experience in Facilities Management or related field.
- Must possess a CAM license
- Strong organizational and project management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
- Contract negotiation, bidding, and awarding contracts.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively with staff at all levels and across departments.
- Ability to coordinate and supervise employee safety training sessions.
- Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical system.
- Must have a valid Florida driver's license.
- Must possess a strong working knowledge of OSHA standards, fire, safety procedures and regulations.
