Brief Description
Performs quality assurance inspections of work completed by facilities management, vendors and contractors. Communicates defects for resolution and process improvement. Acts as a lead to mechanics and other personnel, providing training, technical expertise and assistance in the general maintenance of Dallas County buildings, including installing, repairing, and monitoring various systems and system components, performing preventive maintenance and instructing personnel. Management Scope: Assume role of Building Facility Manager in their absence.
Detailed Description
Inspects the installation, maintenance, testing, and repairs of various systems and system components such as air conditioning, boiler systems, automatic controllers, plumbing, food service, electrical and energy management to keep equipment in proper operating condition, and monitors system and subsystem performance and makes minor adjustments. Reads and analyzes schematics, circuit diagrams, installation and technical maintenance manuals and interprets for others. Ensures adequate supplies are ordered and available for various projects and maintains related records. Routinely engage in small to medium renovation construction projects. Utilize computerized maintenance management system to track quality control inspection requests. Assigns projects and inspects technicians’ work to assure the completion of work assignments. Trains, instructs and assists technicians and other personnel in preventive and corrective maintenance procedures. Performs other duties as assigned including participate in LEAN/Process improvement projects and ongoing development of Strategic Plan goals, and attendance at meetings.
Job Requirements
Education, Experience and Training: Graduation from an accredited high school/GED Program. Three (3) years of work related experience (per Facilities – Hiring/Promotion Matrix). Special Note: One (1) year of work related experience can substitute for one (1) year of formal training or any combination of the two. Special Requirements/Knowledge, Skills & Abilities: Must possess a valid Texas Driver’s License, with a good driving record, maintain and remain in compliance with Article II, Subdivision II of Chapter 90 of the Dallas County Code. Must pass a security clearance check. Must possess working knowledge of building systems. Physical/Environmental Requirements: Requires the ability to climb ladders and lift weights in excess of 50 lbs. assisted. Ability to withstand prolonged sitting, standing, bending, squatting, twisting, kneeling, stretching, lifting and climbing ladders. Must be able to work in varying conditions, surroundings and weather conditions. Must pass a security clearance check. Position may be required to work rotating shifts and days. Juvenile Department: “Position requires working with juveniles who may have committed dangerous/aggressive acts; should possess a high tolerance for working in an emotionally demanding/stressful work environment.”
