General contractor looking to hire a Senior Construction Manager for multi-family renovation/construction jobs in the Washington DC/Baltimore MD/N. Virginia area. The Senior Construction Manager is accountable for planning, managing, and ensuring the completion of renovation/construction projects. The Senior Construction Manager will have field estimating duties, including determining scope, field measuring, and taking pictures. The Senior Construction Manager will be responsible for maximizing efficiency and productivity by managing scope, priorities, and contingencies. The ideal candidate will have an ability to manage renovation/construction projects and possess expert knowledge in the subject matter. The ideal candidate must be an effective communicator and manager of resources, including people. Salary will depend on the experience of the candidate. Qualified candidates must have experience managing multi-family, residential multi-scope, or commercial multi-scope renovation/construction projects within the last 10 years. This position requires the candidate to be on jobsites or visiting customers daily, with a small amount of office time.
JOB DUTIES AND RESPONSIBILITIES
- Take-offs and estimating all labor and materials, including material suppliers and sub-contractors; procuring competitive bids for all aspects of construction of the assigned projects; contacting all utilities, city, county and other appropriate agencies to determine required fees and/or charges for the project.
- Establishing the project schedule and updating the project schedule weekly, scheduling sub-contractors and material deliveries to complete the project in coordination with the site superintendent and the office staff.
- Identifying problems or potential problems as they relate to the organization of the job; prioritizing tasks to provide a smooth flow of progress throughout the project; making frequent visits to the project site, verifying that the site is organized, and that satisfactory progress is being made to meet the established schedule milestones.
- Interface with Company personnel, contractors, superintendents, customers, and vendors.
- Create scopes and subcontract; organize and assist in buyout of projects.
- Coordinate material purchasing with assistance of site superintendent and office staff.
- Complete daily, weekly, and per project paperwork required for time tracking, job costing and billing purposes.
- Ability to complete minor physical tasks. The expectation is to manage projects and workforce but must be able to help occasionally if required.
- Monitor subcontractor production and work progress against construction schedule. Supervise, order and coordinate activities of labor, subcontractors, and material deliveries.
- Maintain quality control by frequent and regular inspection or work in progress.
- SKILLS AND REQUIREMENTS
- Candidates must have 5 years’ experience managing multi-family or other multi-scope renovation/construction projects.
- The ability to read and understand blueprints and specifications.
- Knowledge in HVAC, plumbing, electrical, carpentry, and other related trades
- Must have work-like vehicle and be willing to transport materials.
- Computer proficient with MS Office, Dropbox, Adobe, & Outlook
- Smartphone with MS Office, Dropbox, Adobe, & Outlook capabilities
- Ability to take pictures with smartphone
- Individuals must possess leadership abilities, be capable of problem solving, and exhibit strong verbal and written communication. Must be able to effectively communicate with a vast number of people, with varying backgrounds and languages.
- Valid Driver's license
- Pass Background check
- Must be capable of submitting reports and other paperwork on a daily and/or weekly basis.
- Must be deadline driven and must be able to work in a fast-paced environment where priorities may change daily.
Job Type: Full-time
Salary: $70,000.00 - $105,000.00 per year depending on experience
