Development Analyst - Texas (Affordable Housing Development)
An award-winning real estate developer and owner who has built a stellar track record of developing multi-family and senior new construction and historic affordable housing is looking to expand its development team.
This person would be based in the Leawood, KS office.
This transformative role is responsible for being the foundation of our success and growth in the state of Texas. This role will have a tremendous impact on the future growth of the company with a focus on financial analysis, funding research, and sourcing soft development funding from initial site selection through stabilization.
Description
· Identify funding and grant opportunities on state, federal, and municipal levels
· Underwrite and model potential development opportunities to determine project viability and update modeling throughout process reviewing all opportunities and scenarios
· Market research (i.e. trends, pricing, occupancy, costs, rental rates, utility information, etc.)
· Funding compliance oversight (adhering to specified program requirements)
· Accompany Director of Development on relationship meetings (as applicable to funding sources)
· Forecasting equity installments and developer fee (post-closing through stabilization)
· Working with lenders & investors on closing underwriting in tandem with Director of Development
· Pre-development, construction & soft source draws
· Perform complex financial analysis that will inform the firm’s investment decisions
· Manage/review the due-diligence and underwriting process from modeling and capital structuring
· Manage project proformas including budgets, schedule, timing, and underwriting assumptions
· Lead the preparation of applications for various funding sources including tax credits, tax-exempt bonds, project-based vouchers, CDBG funds, PILOTs/tax exemptions, local soft money programs, and government subsidy renewal, and RFPs.
Requirements
· Experience
o Financial underwriting (2+ years)
o LIHTC experience preferred
o Experience in grant & funding sourcing preferred
· A result driven, highly motivated self-starter, with high attention to detail and organization
· Existing relationships with grant, funding and other financing partners in the housing and/or affordable housing community, (nice to have)
· Strong analytical skills and ability to multi-task & prioritize in a constantly changing environment
· Excellent written and verbal communication skills
· Curious and highly driven
· Strong quantitative, financial analysis and modeling (Excel) skills
· Ability and willingness to travel on an as-needed basis.
