Maintenance Technician
Qualifications
- Minimum of one-year general maintenance experience
- Possess an understanding of HVAC, plumbing, electrical and mechanical systems

Reports to: Maintenance Director
Position Summary:
Assists the Maintenance Director in keeping the community and grounds in good repair. Inventory and order maintenance supplies, maintain a clean and safe environment for residents, prepare vacant rooms/apartments for new residents, and respond promptly to all repair needs. Must be willing to alternate weekend call with Facility Maintenance Director.
This position is a safety sensitive position as defined by applicable state law.
Primary Responsibilities – Maintenance Department:
Assist the Maintenance Director in the following areas:
1. Ensure that community and grounds are in good repair and provide a safe and attractive environment for residents.
2. Carry out a preventative maintenance program.
3. Inspect the community and grounds regularly, identifying any areas in need of repair.
4. Check daily for any requests for repairs.
5. Respond promptly to all requests for repairs or maintenance concerns from residents, family members and staff.
6. Assist with resident move-ins and move-outs.
7. Assist with setup and cleanup for special events.
8. Prepare resident rooms/apartments for new residents.
9. Maintain grounds, coordinate lawn service, snow removal service, and other outdoor grounds service as needed.
10. Order maintenance supplies from approved vendors on a regular basis, and maintain up-to-
date inventory of supplies.
11. Order repairs from community-approved vendors as needed.
12. Maintain and organize supply areas.
13. Maintain neat and organized storage areas.
14. Ensure proper removal and disposal of trash.

Physical Job Requirements
To fulfill requirements, employee must be able to perform key physical task for extended periods of time. Proper body mechanics and safety measures as prescribed by the community must be used.
In a typical eight- hour day, employee will:
- Stand/walk up to eight hours a day
- Sit up to two hours a day
- Frequently support up to 70 pounds
- Frequently lift/carry up to 50 pounds
- Frequently kneel, bend, and reach
