Job Summary:
The Chief Engineer is responsible to the Property Manager for the safe and efficient operation and supervision for the property- a 200,000 sf commercial building, and/or group of properties, assigned to him/her by the company. The Chief Engineer’s role is to oversee the operation of multiple properties, assist in compiling reports for multiple properties and streamline information to upper management, assist and guide the team to ensure that company policies are being implemented, evaluate tenant request summaries and make corrective actions as needed, ensure staffing schedules are up to date and efficient for the properties, conduct recurring quality assurance checks on preventive maintenance tasks to ensure compliance with company policy, ensure that safety training is conducted and documented at his/her properties, and to report any operational issues to his/her immediate supervisor.
Essential Responsibilities:
- To be responsible for the operation and maintenance requirements of the assigned shifts ensuring that all such services are accomplished in an effective and efficient manner.
- To operate those elements of the systems for which he/she is responsible in accordance with prescribed procedures and performance limitations.
- To receive and respond to service requests and to advise the designated contact of all such actions taken and of any unresolved problems.
- To respond immediately to emergency situations and to advise the Property Manager. To provide notification when resolution of an emergency exceeds the capability of the shift personnel. This includes organizing water removal (flooding) and snow removal when required and to provide training to subordinates in areas of controls and good engineering practice.
- Comply with and enforce policies in Lerner Corporation’s Employee Manual and safety guidelines.
- To issue directions and instructions to assigned shift personnel as required.
- To ensure that the required operating logs, utility readings and maintenance forms are completed accurately and clearly and that these are submitted on a timely basis.
- To control, maintain accountability, and oversee the issuance and use of spare parts, tools, and equipment.
- Conduct site inspections to ensure his/her assigned properties are operating at peak safety and efficiency.
- Perform preventive maintenance and inspection quality control checks.
- Respond to alarms and assist Management personnel to resolve incidents.
Supervisory Responsibilities/Experience:
- A minimum of seven years’ experience in managing and supervising personnel in a service- oriented industry.
Education/Experience:
- A minimum of a high school diploma or General Equivalency Diploma (GED) is required.
- A minimum of ten years of building maintenance experience, two of which are in mechanical operations and the maintenance/operation of boilers and chillers (large commercial facility desired but not mandatory). Note: One year of experience can be substituted with one year of technical schooling if applicable.
Licenses and Certifications:
- Employees in this classification must possess a current license as a Stationary Engineer, Third Class from the District of Columbia Department of Licensing and Regulations or State required equivalent.
- Possess a State EPA and USEPA approved universal certification to work on air conditioning and refrigeration equipment. To include refrigerant 410/410A.
- In addition to State/ DC 3rd, an applicant must possess any trades licenses required for conducting business in their assigned location(s).
- OSHA 10 Certification or above.
- AST/UST Operator License.
Additional Skills:
- Ability to communicate effectively; must possess escellent customer service skills.
- Ability to write effectively in the preparation of reports and forms.
- General knowledge of Windows Word and Excel.
- Ability to read mechanical, pneumatic and/or electric control schematics and blueprints.
- Strong background in operation of building automation systems and the ability to direct other employees and shift Engineers in the operation of the systems.
- Strong background in troubleshooting, operation, replacement, repair, and maintenance of HVAC systems and controls.
- Must be reliable, dependable with excellent attendance, flexible and versatile.
- Ability to climb portable and fixed ladders and work at heights.
