JOB SUMMARY:
The Assistant Community Manager fully supports the Community Manager in all functions, and is a training ground for promotion into property management. Assistant Community Managers are responsible for a significant portion of the onsite accounting functions, as well as leasing apartments. This position also fills the role of the person in charge when the primary manager is not present. Some weekend and early evening shifts will be required.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
The Assistant Community Manager fully supports the Community Manager in all functions, and is a training ground for promotion into property management. Assistant Community Managers are responsible for a significant portion of the onsite accounting functions, as well as leasing apartments. This position also fills the role of the person in charge when the primary manager is not present. Some weekend and early evening shifts will be required.
To assist the Community Manager with on-site operations, assigned job duties will include but are not limited to the following:
· Assist the Community Manager in creating and maximizing income opportunities through the efficient management of community operations
· Ensure adherence to all community policies and procedures
· Administer late and non-sufficient check charges
· Ensure accuracy and timeliness of bank deposits and computer data
· Generate and assist with preparation of any necessary reports
· Schedule necessary repairs and make-ready activities
· Supervise all on-site personnel in the absence of Community Manager or as requested by the Community Manager
· Prepare payment of invoices for Community Manager’s approval
· Assist with rent collections targeting zero delinquencies each month
· Assist with community inspections as needed
· Assist with make-ready process as needed
· Prepare a monthly financial Delinquency Report
· Attempt to collect delinquent accounts in a timely and consistent manner
· Assist the Community Manager with training and overseeing the leasing team
· Support Leasing Consultants in the leasing of community residences and ensure compliance with Fair Housing guidelines; verify potential resident applications
· Post rental collections, make bank deposits and oversee the administration of accounting functions for the community
· Meet regularly with Community Manager and Regional Manager to discuss community performance
· Conduct a monthly market survey and recommend pricing changes
· Maintain resident lease files and community computer records
· Other duties as assigned
EDUCATION, TRAINING AND EXPERIENCE:
High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience. Some experience working in property management or accounting background required. Preferred skills include accounting, sales, customer service, strong computer literacy.
Typical Physical Demands
Must be able to lift and carry up to 40 pounds in various forms with or without assistance. May be required to sit for extended periods while performing job functions, including work on computers and other equipment. Required to stand and/or be in continuous motion for extended periods of time while performing job functions that require physical endurance. Must be able to climb stairs on a regular basis throughout the day, as well as be able to frequently crouch, bend, kneel, stand and reach.

Must be able to speak, read, and write the English language in a professional, legible manner in order to complete job assignments Must have strong organizational skills and the ability to plan efficiently. Must be detail oriented and able to concentrate for extended periods of time. Must possess, and be able to use and apply common sense understanding and use good judgment on a daily basis. Must be able to work well with others. Must possess excellent interpersonal skills, emotional stability, and personal maturity.
