Project Manager Roles & Responsibilities
· Acting as a direct facing company representative with client to oversee the successful completion of the construction phase of assigned projects.
· Interfacing with marketing and estimating to respond to RFPs, develop and track project budgets, develop site management plans, develop and track project schedule, and participate in job interviews.
· Working directly with the designated client representative to lead client communication, further build client relationships, and develop future business.
· Collaborating with the designated client representative for the selection of materials and design review.
· Analyze and develop the list of necessary equipment, vendors, and personnel required to complete the job.
· Engaging with and developing relationships with quality subcontractors to find new sources of available labor to complete jobs and ensuring that they have completed/signed company subcontractor packets on file in the company office.
· Setting up the internal budget and develop the schedule of values for billing the client.
· Generating and maintaining financial projections to ensure that costs are accounted for, and profit is increased throughout the life of the project.
· Creating and maintaining the project schedule to ensure that milestones and contractual dates are kept.
· Acquiring all necessary permits and approvals from the local AHJ.
· Writing detailed scopes of work to prevent gaps in the job’s completion.
· Completing buyout with subcontractors to ensure accountability for the full scope and increase the profit margin.
· Effectively coordinating and communicating with Mechanical, Electrical, Plumbing, Fire Suppression, Structural trades.
· Ensuring all ADA requirements are accounted for and correctly implemented.
· Developing and maintaining site management plans to ensure proper access for material drop off, material storage, parking, dumpster roll offs, toilets and provide safe working conditions for onsite personnel and the public.
· Overseeing the procurement of all job materials to ensure that lead times are accounted for and the schedule is maintained.
· Properly vetting discrepancies in the estimate, contract, and design as they arise and resolve disagreements between the client and the subcontractors. Anything about supplementals and missed scope on insurance side of projects
· Addressing and handling subcontractor change orders. Developing, writing, and submitting change orders to the owner.
· Reviewing, correcting, and approving subcontractor payment applications. Compiling, developing, and submitting project payment applications to the client and accounting.
· Monitoring construction progress and quality control.
· Coordinating, scheduling, performing all job walk-throughs and work to be performed by subcontractors or In-house Servpro Employees and ensuring that all work is completed in a timely manner and in-accordance with all applicable program guidelines.
· Conducting On-site inspections to visually verify that all estimate line items have been completed and that all Workmanship and Materials are at or above industry/insurance carrier standards and acceptable to the customer.
· Overseeing the development and completion of the punchlist.
· Ensure project draws and final payment are collected.
· Acquiring and compiling all closeout documents to include warranties, O&Ms, vendor and subcontractor contact info, substantial completion information, certificate of occupancy, etc.

This job description will require travel within the Austin area as well as out of state travel.
Preferred Experience:
· Minimum 4-5 years commercial construction project management experience
· Degree in construction project management, architecture, engineering, or related field
· Experience in the insurance/restoration industry

Pay: $95,000.00 - $102,200.00 per year
