LIHTC Compliance Specialist
Primary Role
Reporting to the Director of Leasing and Compliance Manager, this role is responsible for carrying out the duties of maintaining 100% compliance for the LIHTC units in the Spring portfolio. Additionally, this role will process new for the vacancies.
Primary Compliance Duties
Annual Recertifications
- Mail out recertification notices according to 120/90/60/30-day requirements
- Update Recert Tracker with all weekly activity
- Coordinate collection of documents as required to process annual recertification and ensure all documents are within 120 days of required effective date
- Report issues of non-compliance monthly to Sr. Leasing and Compliance Manager to ensure legal action is initiated timely
- Maintain resident files in accordance with company and regulatory agency policies
- Upload and maintain electronic copies of all correspondence and executed documents on RealPage
Re-Rental of All Vacancies
- Monitor property waiting and transfer list (where possible update lists into RealPage)
- Conduct regular purges by sending interest letters quarterly to maintain up-to-date WL
- Request updated documents regularly to ensure that documents do not become stale dated
- Maintain sufficient pre-qualified applicants per bedroom size for each property based on historical unit turnover
- Work with Broker as needed to fill vacancies in moderate units
- Process applications and submit to Sr. Leasing and Compliance Manager for review and approval from agency for re-rentals
Other Compliance Duties
- Special Projects as Assigned Including but not limited to:
- Provide support to leasing and marketing department as needed for lotteries and lease-up activities, when needed.
- Assist Director of Leasing and Compliance Manager with gathering and assembling documents for agency and syndicator audits
- Reviewing files for newly acquired properties to ensure all files are accounted for and provide detailed summary of missing files/compliance related items for follow-up
