POSITION SUMMARY
The Property Maintenance Technician is responsible for general maintenance, repairs, landscaping, and snowplowing.
Privately owned real estate portfolio with 5 site locations that have a mix of residential apartments, professional office spaces, and commercial retail spaces. The owner strategically purchased the buildings over the years to keep everything within a close geographic area.
ESSENTIAL FUNCTIONS
- Respond to management service requests within the established guidelines.
- Partner with management to establish priorities for service requests and emergency requests.
- Complete maintenance tasks as assigned by management.
- Assess maintenance needs and liability hazards on a daily basis, report to management, repair/correct hazards in timely manner.
- Maintain property appearance including monitoring grounds and communal areas daily.
- Cleaning units in preparation for occupancy including, but not limited to, appliances, fixtures, floors, and removal of trash left in units.
- Ensure that all fire and building codes are adhered to; will notify supervisor immediately of any potential safety or building code violations.
- Perform all snow removal duties as directed by supervisor, including plowing, shoveling, and laying salt on icy surfaces.
- Conduct all grounds keeping and landscaping duties.
- Maintain integrity of the community by ensuring confidentiality of resident and company information.
- Assess supplies & equipment as needed.
ADDITIONAL REQUIREMENTS
- Required to respond to Management requests on nights & weekends.
- Required to work nights & weekends as needed.
- To successfully fulfill the duties in this position, regular attendance is required.
- Excellent organizational and time management skills.
- Ability to meet established deadlines.
- Ability to use basic tools, household appliances, and maintenance equipment.
- Ability to communicate effectively, verbally and in writing with residents and staff.
- Ability to utilize computer software to log maintenance activities.
- Use of good judgement in making decisions.
- Valid driver's license and clean driving record required.
- Basic computer & smartphone knowledge is helpful.
PHYSICAL DEMANDS
- Constant standing, walking, bending, kneeling, reaching, and climbing ladders.
- Requires ability to lift/carry up to 50 pounds.
QUALIFICATIONS
- MUST have prior experience with property maintenance, landscaping, and snowplowing.
- Strong mechanical knowledge and the ability to diagnose and repair equipment malfunctions.
- Proficiency in using hand and power tools to perform maintenance tasks.
- Ability to work independently with minimal supervision.
- Must have references to verify work experience that is relevant to this position.

Pay: $18.00 - $26.00 per hour
