A client based in Downtown Charleston is seeking a Maintenance Technician to oversee day-to-day maintenance at their commercial properties, though very occasional residential work may be required. The Maintenance Technician will be responsible for a variety of maintenance-related assignments at all properties managed by the company. This candidate will report into the Asset Manager.
Responsibilities:
- Address day-to-day work orders as assigned, including carpentry, plumbing, and electrical, painting, and general maintenance
- Meet with and assist contractors to perform building related repairs, inspections, and projects
- Assist with move-in/move-out requests, including padding elevators, instructing tenants on elevator usage, etc.
- Assist with parking issues alongside Asset Manager
- Conduct daily walkthroughs of each property, picking up litter, replacing lights as needed, fixing and/or reporting necessary repairs, cleaning glass/mirrors as needed, checking restrooms for overflowing trash and paper product stock, etc.
- Install wet floor signs and adding umbrella stands at all entrances/lobbies when raining
- Weekly checks of generator and fire pump room
- Monthly checks of door hardware, landscaping, empty suites, reporting issues to Asset Manager
- Conduct electrical submeter readings on the 10th of each month, and water submeter readings on the 26th of each month
- Assist in hurricane preparation when necessary
- Assist with mail, holiday preparation, and special projects as required
