Overview:
Gypsum Resources, LLC is in search of a Project Manager in the Land Development Group to spearhead initiatives within our distinguished design, development, and construction team. We require a professional adept at strategizing and executing design visions in our dynamic real estate environment. In this role, you won't just be managing the processes; you'll be navigating the intricate junctions of planning, civil engineering, architecture, and real estate development. Being a part of our integrated developer team means actively engaging in and influencing a comprehensive spectrum of project phases, surpassing the conventional scope of land development.
Objective:
As the Project Manager, your role goes beyond traditional expectations. Within our comprehensive development framework, you're responsible for the critical task of harmonizing design goals with execution from many different perspectives. We strive to implement critical thinking at every phase of the process. Your expertise becomes essential, spanning from the intricacies of infrastructure improvements to the strategic considerations of long-term asset ownership. Your responsibilities are to foster an effective collaboration with varied teams, maintain project timelines and budgets, and control the high-quality standards synonymous with Gypsum’s developments.
Primary Responsibilities:
- Foster ongoing communication with the management and the design team, updating on progress and requisite alterations.
- Formulate and maintain a project schedule aligning with optimal resource allocation independently, as well as collaboratively with management team, civil engineers, planners, architects, designers, contractors, and government agencies.
- Monitor project expenses and modify the budget as needed.
- Streamline timetables for multiple concurrent projects.
- Scrutinize design and construction documents, ensuring on-site adherence to specifications.
- Oversee contract and subcontract administration.
- Secure all mandatory permits and project-centric licenses.
- Guide the process by analyzing reports, addressing queries, and rectifying identified deficiencies.
- Direct daily operations of several projects, either personally or in a supervisory capacity.
- Manage daily interactions with team, meeting expectations directly or via supervisory avenues.
- Provide comprehensive project reports, both internally and externally, using project management tools.
- Proactively identify, communicate, and minimize disruptions to schedules and budgets due to project scope alterations.
- Facilitate the submittal review process among civil engineers, subcontractors, suppliers, and the design team.
- Oversee project personnel, including superintendents, assistant superintendents, project engineers, and estimators as necessary.
- Possess a holistic understanding of all managerial roles and demonstrate competency in each.
Additional Duties:
- Willingness to travel to site location.
- Flexibility to work extended hours and weekends when required.
- Undertake other tasks as assigned.
Qualifications & Experience:
- 5-10 years in direct management of diverse land development, civil engineering, and construction projects.
- Bachelor's or higher in project management, architectural/design, construction, or equivalent experience.
- Profound knowledge of corporate design and build standards, coupled with experience liaising with procurement, cost, legal, and internal departments.
- Preferred experience in infrastructure design and construction.
- Familiarity with project management software platforms and other creative design software.
- Exceptional interpersonal skills and an aptitude for influencing and building solid stakeholder relationships.
- Proficiency in various computer applications, including spreadsheet, text-editing, design, and project management tools.
- Passion and skill to create both aesthetically and functionally relevant designs.
- Capability to foster a positive team environment, encouraging team members to fulfill commitments and objectives.
- Strong ability to multitask and coordinate diverse activities and teams under pressure.
- Proficient in client relationship management techniques to manage intricate client situations and gather feedback for service enhancement.
- Passion for design, systems thinking, and ability to challenge traditional processes.
Job Type: Full-time
Pay: $82,388.17 - $99,220.16 per year
