Overview:
The Resident Retention Coordinator’s responsibility is to build a healthy rapport between the office and residents by providing remarkable customer service. The Resident Coordinator will manage all communication flow as it relates to reoccurring work orders, resident dissatisfaction and will assist the Property Manager with lease renewals.
Responsibilities:
Handle all related correspondence with rapid response, courtesy, and accuracy that our residents have come to expect
- Check Active Building daily for pending resident inquires and disperse messages to the appropriate team members.
- Assist with processing rental applications.
- Follow up on all pending work orders to confirm the completion and resident satisfaction.
- Submit work order requests and expedite all emergencies to the Service team.
- Schedule appointments to walk the units of reoccurring service requests and coordinate with the Service team.
- Monitor the property’s Apartmentratings.com, Google.com and Yelp listings to stay aware of current reputation to encourage positive ratings and secure 2 positive ratings per week.
- Attend and promote Resident events.
- Complete follow up calls for all new move-ins by working the 2233 program and documenting all correspondence in Onesite.
- Assist the Property Manager with meeting and/or exceeding daily, weekly, and monthly renewal performance and measures.
- Record all telephone and in person visits in Lead2Lease (L2L).
- Greet prospects and shows apartments in accordance to our policies and Fair Housing Laws.
- Assist the Leasing team by securing leases.
Understand current sub-market
- Shop all competition immediately upon accepting this positon and quarterly thereafter.
- Complete and submit Market surveys and update LRO weekly.
Retain residents
- Deliver customer service to community residents.
- Attend and promote Resident Social Events
- Interact with all Residents, staff, clients, vendor in a professional and courteous manner.
- Utilize the 2233 program to make constant contact with residents.

Pay: $38,000.00 - $43,000.00 per year
