Job Overview:
We are seeking an experienced Lead Maintenance Mechanic to join our team. The primary purpose of this position is to provide supervision to the maintenance mechanic staff and maintenance aide staff, while overseeing a variety of maintenance repair assignments and assisting with determining routine and preventative maintenance needs. The incumbent is responsible for performing skilled repair activities in carpentry, painting, and appliance, electrical, plumbing, and sheet rock repair.
Duties:
§ Cleans, troubleshoots and repairs gas and electric appliances including, but not limited to, stoves, refrigerators and garbage disposals.
§ Troubleshoots and repairs various types of heating and cooling systems.
§ Repairs and/or replaces doors, doorknobs, and locks.
§ Repairs and patches holes in sheet rock and/or re-hangs sheet rock, if necessary.
§ Installs and/or replaces ceramic tile, floor tile and linoleum.
§ Diagnoses and repairs interior and/or exterior water leaks.
§ Cleans parking lots, sidewalks and common areas; removes trash and debris as necessary.
§ Replaces and/or repairs electrical outlets, receptacles and switches.
§ Replaces broken concrete in sidewalks and driveways and patches small areas of asphalt.
§ Repairs broken windows and screens and repairs vinyl siding and soffit.
§ Repairs and/or replaces copper, galvanized, or PVC pipes, valves and other plumbing fixtures.
§ Assists with determining routine and preventive maintenance needs and priorities.
§ Assists with receiving and stocking supplies and materials that are utilized for maintenance operations.
§ Unstops sewer lines using electrical or handheld augers.
§ Digs holes and trenches in preparation for work to be done by contractors and/or other maintenance personnel.
§ Removes snow from grounds, sidewalks, driveways, etc. either by plowing, snow blowing and/or shoveling.
§ Lifts, loads and unloads heavy objects including, but not limited to, stoves, refrigerators, and water heaters.
§ Repairs alarm systems including, but not limited to, sensors and controls.
§ Installs and inspects smoke detectors as needed.
§ Assists with ordering materials, supplies and equipment for the maintenance department; schedules the work of other maintenance personnel.
§ Inspects apartments to determine needed repairs and cleaning needs.
§ Cleans, prepares and paints apartments for occupancy after the previous resident has vacated the unit.
§ Paints occupied units when necessary and/or in accordance with established schedules.
§ Assists with training new maintenance staff, as required.
§ Repairs mechanical equipment including, but not limited to, tractors, power mowers, and hedge trimmers; ensures that all maintenance equipment and machinery are properly maintained.
§ Cleans up debris after performing repair activities and removes garbage and other debris from common areas.
§ Troubleshoots and repairs gas furnaces, water heaters and stoves; responds to reports of gas odor and/or leaks.
§ Checks the exterior lighting in neighborhoods and fire extinguishers in accordance with established schedules.
§ Troubleshoots and repairs air conditioning units and refrigerators.
§ Keeps all vehicles, tools and equipment in good operating order.
§ Oversees the work of maintenance staff, providing functional supervision to supervisors and direct maintenance staff, including: assigning, planning, and reviewing work, evaluating work performance and completing performance evaluations, coordinating activities, maintaining standards, allocating personnel, selecting new employees, training, acting on employee problems, and recommending and implementing discipline.
§ Performs emergency and after-hours work as necessary and/or required.
§ Completes other related duties as assigned.
Required Knowledge, Skills, and Abilities
§ Considerable knowledge of the trade skills, methods, materials, tools and equipment used in maintaining dwelling and non-dwelling facilities and grounds.
§ General working knowledge of all maintenance crafts.
§ Knowledge of applicable federal, state and local laws, regulations and guidelines.
§ General knowledge of principles, practices, and techniques of procurement and budgeting.
§ Ability to plan, organize and implement a facilities maintenance program.
§ Ability to maintain adequate records and prepare clear and concise narrative and statistical reports.
§ Proven application of the principles of supervision, training, motivation, and administration of performance evaluations.
§ Proficient basic mathematical and statistical skills and ability to understand and interpret data, charts, and graphs.
§ Ability to read and understand moderately complex repair and service manuals, diagrams, and instructions/warning, operating instructions, plans and specifications.
§ Ability to interpret complex laws, codes, and regulations.
§ Ability to prioritize tasks and work in a fast-paced environment.
§ Ability to maintain tact and professionalism in difficult situations.
§ Ability to establish and maintain effective working relationships with employees, officials, suppliers and the general public.
Education and/or Experience
High school diploma or GED and five (5) years of relevant work experience in maintenance, including three (3) years or more of managerial or supervisory experience in maintenance construction or contracting. Any certifications or licenses, such as Journeyman Plumber and HVAC are preferred. An equivalent combination of education, training and experience may be considered.

Pay: $24.00 - $26.00 per hour
