**Job Title: Assistant Property Manager**

**Job Summary:**
The Assistant Property Manager is responsible for assisting and managing both residential and commercial properties on behalf of the property owner. This role involves ensuring the properties are well-maintained, managing tenant relations, handling financial operations, and ensuring compliance with local regulations. The ideal candidate is detail-oriented, organized, and has excellent communication and problem-solving skills.
**Key Responsibilities:**
1. **Property Maintenance and Management:**
- Coordinate repairs, maintenance, and renovations with contractors and vendors.
- Ensure the properties meet all health and safety standards.
2. **Tenant Relations:**
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Manage tenant move-ins and move-outs, including Tenant screening
- Conduct on-site inspections and processing security deposits.
- Prepare lease renewals and terminations and Enforce lease terms
3. **Financial Management:**
- Collect rent and other fees from tenants, ensuring timely payments.
- Maintain accurate financial records, including income and expenses.
4. **Administrative Duties:**
- Maintain organized records of properties, tenants, and financial transactions.
- Utilize property management software to streamline operations.
- Prepare reports and presentations for property owners.
**Qualifications:**
- Excellent communication in English and interpersonal skills.
- Conversational or better in Chinese and/or Spanish is a plus.
- Strong proficiency with Microsoft Office Suite. QuickBooks proficiency is a plus.
- Strong organizational and time management skills.
- Fast learner and technology-savvy is a plus.
- Ability to work independently and handle multiple tasks simultaneously.
- Knowledge of real estate / property management principles and practices.
- Experience in property management is a plus but not required.
Job Type: Part-time
Pay: $25.00 - $28.00 per hour
Expected hours: 15 – 20 per week
