Ferndale Management Group seeks an experienced Maintenance Supervisor for our Countryside Village Apartments in Moore, OK (73160). The qualified candidate will be experienced in all aspects of apartment/property maintenance and upkeep, including HVAC, plumbing, electrical, carpentry, etc. Consider joining a great team in attracting and retaining great residents to our community!
The Maintenance Supervisor is a non-exempt hourly position. Compensation will range between $22 - $24/hour (depending on experience) plus a monthly bonus program up to $1000.00 based upon meeting or exceeding property performance metrics.
JOB SUMMARY:
The Maintenance Lead is a working position which oversees all aspects of apartment/property maintenance and upkeep, under the supervision of the property manager. Experience is required in maintenance and repairs of electrical, plumbing, and HVAC systems, as well as carpentry, painting, and groundskeeping. May be required to oversee maintenance staff. Supports property operations to ensure excellent customer service and job performance. Must be able to flex work schedule to accommodate after hours and weekend emergencies; available 24 hours a day for emergencies when “on-call”.
DUTIES/RESPONSIBILITIES: (Duties may include, but are not limited to)
Oversees the day-to-day operations of the maintenance department:
- Timely work order service: all service requests are completed daily. Accurately document work and time performed, including parts and return to supervisor by end of day. Follow-up on incomplete service requests and accurately maintain key log.
Evaluates systems or facilities to determine maintenance or repairs that need to be performed:
- Diagnose and perform routine and preventative maintenance/repair in a timely and professional manner.
Maintains the physical condition and appearance of the property:
- Exterior property (buildings and grounds) should be inspected daily and kept neat. Perform building and common area upkeep which includes, but is not limited to, power-washing, painting, picking up litter, exterior light inspection, tree, and shrub trimming, etc. to maintain company standards. During winter months, responsible for snow removal from all walkways and corridors and include salting to ensure resident safety.
- Daily visual inspection of dog park and entire property to ensure dog waste has been removed. Pet stations should be stocked with bags and trash cans emptied daily.
- Follow local health ordinances to maintain chemical balance in the pool and maintain chemical logs as required. Daily cleaning of the pool and pool deck.
Ensures maintenance and repair work is completed correctly and in a timely manner:
- Perform HVAC trouble calls and complete HVAC repairs and replacements, as may be needed in accordance with local and state law.
- Perform effective after-hours emergency maintenance as required.
- If applicable, perform golf cart maintenance as required.
Assists with departmental budget estimates/adherence and costs of specific repair projects:
- Cost effective coordination with manager on ordering of parts and supplies; maintain appropriate level of inventory. The maintenance shop should be organized to facilitate quick assessment of supply inventory. May need to coordinate petty cash purchases with manager while maintaining petty cash procedures.
- Maintain proper equipment and equipment inventory to ensure warranty compliance.
- Obtain bids and negotiate prices, as requested by supervisor, with vendors and contractors. Coordinate delivery and work schedules with vendors, contractors, and property manager.
Promotes good public relations with residents, co-workers, and company staff:
- Always display a friendly, respectful, and courteous attitude towards residents and other team members.
Evaluates vacant units and completes make-ready checklist:
- Ensure vacant units are “trashed-out” within 24 hours of move-out and turned in a timely manner per the instruction of the property manager.
- Inspect vacated apartments and complete make-ready checklist. Inform manager of needed services and repairs. Routinely perform duties to restore apartments to “make-ready” status. Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed. Ensure an adequate number of make-ready units are available and up to company standards. Coordinate status of make-ready units with property manager.
Performs other related duties as assigned:
- Complete special projects as assigned and prioritized by the manager. Includes effective after-hours emergency maintenance, as required. Perform and report on all work according to the safety standards of the company, OSHA, and health codes.
REQUIRED SKILLS/ABILITIES: (Must demonstrate master level competencies in)
Extensive knowledge of building systems such as plumbing, electrical, and HVAC:
- Plumbing and electrical knowledge.
- Chiller and boiler maintenance and repair.
- Highly skilled and specialized HVAC work.
- Knowledge of safety procedures and safety conscious.
- Pool maintenance, repair, and balancing of chemicals.
Excellent analytical and problem-solving skills:
- Time management and prioritization of tasks.
- Steady and dependable, especially when working with pressure of deadlines.
Ability to identify issues and determine repairs that are needed:
- Ability to gather bids on major work.
- General apartment maintenance experience.
- Knowledge of appliance repair and light carpentry.
- Some elevator knowledge is helpful.
Excellent management and supervisory skills:
- Assign tasks to a team of 1 or more techs and ensure the work is completed per company expectations.
- Team leadership and coaching
- Ability to be tactful and respectful to residents’ needs and concerns.
EDUCATION AND EXPERIENCE:
- Prefer current journeyman, or above, license in Heating and Air Conditioning.
- EPA Certified preferred.
- Significant experience in plumbing, appliance repair, carpentry, and general maintenance repairs.
- Experience in pool maintenance; Certified Pool Operator a plus.
PHYSICAL REQUIREMENTS:
- Must have extensive mobility and excellent physical condition to traverse property and facility to diagnose building issues and plan/execute repairs or maintenance.
- Must be physically able to kneel, crouch, climb, crawl, etc.to perform repairs where needed.
- Must be able to lift 100 pounds- necessary for installation and removal of appliances.
- Must have ability to drive to and from job sites or parts suppliers.
- Must have tolerance to all extremes of hot and cold weather.
- Must be able to work assigned schedule.
