POSITION SUMMARY Following are the employee’s major accountabilities and results to be achieved..
Oversee and manage construction projects from design to close out under the financial, qualitative and time sensitive objectives and satisfaction of the customer. Develop estimates, schedules; processing of submittals, Requests for
Information, change orders, progress reports, closeout documents; ensuring compliance with plans and specifications, and other contract documents. Unpredictable travel to job site necessitates a driver’s license.

JOB Establish work plans, schedules, and communications to staff, managers, user groups, designers
KNOWLEDGE
and contractors. Field questions/concerns regarding completed jobs and work to find best solution.
QUALITY Monitor, inspect, and communicate progress toward goals on a weekly to relevant parties.
Develop bid requests, review submission packages and tracking results of all third party bids.
QUANTITY & Negotiate subcontractor contracts to achieve budget without compromising quality.
TIMELINESS
Process, review and coordinate, pay applications, change order requests and bids
COMMUNICATION Review the work of consultant(s) to ensure that the project does not exceed the approved budget
and stays within prescribed time line.
PLANNING &
ORGANIZATION Utilize historical information and knowledge of the industry to establish project costs
Evaluates specifications for plan procedures, start and completion dates, and staffing requirements
PROBLEM for each phase of the construction project. Estimates the scope of work and obtains a minimum of
SOLVING three (3) bids for comparison and completion of each job.
INITIATIVE Ensure all sub-contractors meet our standards in terms of quality and values, and that insurance
certificates, performance bonds and other required documentation are current and on file.
DECISION If appropriate, coordinate with property manager to maintaining contact with insurance carrier, fire
MAKING protection, police department and other agencies having jurisdiction over property to ensure that property is complying with codes and regulations of each agency.
Study blueprints, sketches, specifications or building plans for information pertaining to type of material required and dimensions of structure of fixture to be fabricated as directed.
Read and interpret plans, instructions, and specifications to determine work activities.
Set specific and measurable expectations.
Identify variances to plan and opportunities to manage project expenses while adding value.
Immediately notify Executive VP of Construction of any anticipated or actual cost overruns.
Assess projects and determine if opportunities exist to utilize innovative materials, processes and technologies to improve the quality and cost-effectiveness of the project.
Review drawings and plans to ensure accuracy. Review all pricing plans. Search out drawing errors, omissions and potential problem areas relative to cost, coordination and scheduling of work.
Complete environmental and engineer reports, attaining all necessary permits and establishing building budgets reflecting the lender's loan documents.
Coordinate and monitor safety performance for all projects. Visit job sites as required to monitor safety and progress and resolve issues in an expedient and cost-effective manner.
Develop punch lists and analyze and address post-construction problems.
Complete final inspection and close out procedures to ensure project is complete per contract and to evaluate the project based on documented specifications.
Lead team project managers according to their level of need and development through daily monitoring, coaching, performance reviews, feedback or communication.
Act with discretion; do not discuss confidential information with clients or employees. This includes information about security, company operations, quality of structure or materials, and costs.

EDUCATION, CERTIFICATIONS & MINIMUM EXPERIENCE Describe skills and abilities to be mastered in the position.
Basic reading, writing, arithmetic, MS Office, MS Project required. Use of Timberline, 3D Architect, AutoCad, LT2000, and
Computer Ease or similar software desired. Normally acquired through an advanced degree in architecture, engineering or 5+ years experience in a related field.
Position requires demonstrated results in a leadership position and project management in commercial construction. Usually gained through 7 years of experience in construction with increased responsibility. Strong interpersonal, verbal, written communication skills and the ability to type 30 wpm. Demonstrated critical thinking, problem solving, exceptional interpersonal communication, presentation and writing skills,
Personal Characteristics: Organized, team player, strong attention to detail, time management skills.
ENVIRONMENT/PHYSICAL CONDITIONS Conditions necessary to complete the position successfully.
Work is primarily sedentary in nature, no special demands are required. Repetitive hand movements are required 80% of the time for successful completion of this position. Responsibilities include regular attendance and timeliness and may require working more than
40 hours per week.
