STG Asset Management, Inc. is a commercial real estate firm based in Petaluma, California. We own and manage properties all over the United States. Responsibilities:
-Acts as the primary contact with property owners to ensure objectives are being met.
- Oversees the daily operations of the property, including leasing, maintenance, and tenant relations.
- At owners discretion, manage and coordinate the leasing process, including conducting property tours, and screening potential tenants.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Ensure compliance with all applicable laws, regulations, and company policies.
- Coordinate property maintenance and repairs, including scheduling vendors and contractors.
- Conduct regular inspections of the property to ensure it is well-maintained and in compliance with safety standards.
- Prepare and manage budgets for the property, including monitoring expenses and maximizing revenue. Forecasts management plans and prepares monthly performance reports explaining variances.
- Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as necessary.
- Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.
- Coordinates tenant move-ins, move-outs and conducts "walk-throughs" of spaces with tenants and prospective tenants.
- Negotiates early terminations of leases. Provides lease analysis for client's review and approval.
-Supports property sales by overseeing due diligence process and monitoring the activity of outside brokers.
- Performs other duties as assigned.
Experience:
- Previous experience in property management is required.
- Strong communication skills.
- Knowledge of legal administrative procedures related to property management.
- Excellent administrative skills, including record keeping and documentation.
- Familiarity with property maintenance practices and ability to coordinate repairs.
- Strong conflict management skills to handle tenant disputes or difficult situations.
- Knowledge of real estate administrative processes and contract management.
