Leasing
- Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
- Immediately record communications in AppFolio.
- Effectively communicating with current & prospective residents, parents regarding rental procedures and lease agreements.
- Follow-up with prospects
- Set up showings of apartments with both prospective & current residents.
- Secure new resident’s signature(s) on appropriate paperwork prior to move-in.
- Assist with lease renewals.
- Timely response to all inquiries regarding our rental community
- Leasing of all apartments and parking spaces, ensuring accurate records in AppFolio.
Administrative
- Accept rental payments and enter into AppFolio, ensuring accuracy of Westside Village & Westside Manor payments are applied and entered accurately.
- Maintain current & future resident files.
- Distribute community issued notices.
- Assist management with other various tasks as required.
- Consistently implement policies of the community.
- Post charges to ledgers and notify residents of the charges.
- Enter resident work orders that are submitted to the office, following the work order procedure.
- Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments.
- Maintain open communication with all staff.
- Contribute to cleanliness and curb appeal of the community on continuing basis.
- Assist in planning marketing functions. Attend functions such as the off-campus housing fair.
- Maintaining a clean office environment. As a team we must maintain a clean office, each week the office must be cleaned. This includes taking out trash and recycling, cleaning of floors, kitchen area, bathroom & dusting furniture.
Marketing
- Participate in outreach marketing activities on a regular basis to obtain prospective residents, which include but are not limited to distribution of flyers on campus & downtown.
- Advise residents of referral concessions (if permitted).
- Maintaining website information, ensuring accuracy of vacancies
- Conduct market surveys and shop competitive communities.
Essential Job Functions:
- Demonstrate an ability to support and contribute to community team.
- Demonstrate strong oral and written communication skills.
- Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software, etc.
- Must possess a positive attitude and the ability to smile under all circumstances.
- Ability to be flexible, every day is different.
- Neat, clean, professional at all times throughout the workday and/or whenever present at the community.
- Comply with expectations as demonstrated in the employee handbook.
- Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
Contribute to maintaining clean office environment and follow COVID policies
