What this job involves: JLL is currently seeking a Senior HVAC Engineer with expertise in managing Building Automation Systems (BAS) and Heating, Ventilation, Air Conditioning, and Refrigeration (HVACR) to join our team in Seattle. This position is based in South Lake Union and will involve working at three client facilities that include office spaces, R&D labs, a data center, and utility rooms.
As a Senior HVAC Engineer, you will be part of the Facilities, Maintenance, and Engineering environment, utilizing your experience and skills to support the team. Reporting directly to the Critical Systems Engineer, you will also receive support from JLL's Regional BAS Engineer Lead, who will assist the Client's BAS Operations Leader.
Your primary responsibility in this role will be the maintenance, troubleshooting, and repair of industrial HVAC, refrigeration, and chiller systems. Additionally, you will oversee the operations of various BAS systems and equipment at the site. This position requires a high level of technical expertise in HVACR and chiller maintenance, troubleshooting, and repair, with a significant amount of hands-on work expected. You must also be available for on-call work and be able to perform other duties as required. The ideal candidate will possess strong diagnostic and repair skills and will aim to minimize the involvement of third-party vendors whenever possible.
What your day-to-day will look like:
Maintain all HVACR and Chiller equipment with a professional and safe approach.
Review and analyze system data (reliability, 1 call, etc.) and develop initial recommendations with the Chief Engineer on any maintenance changes, upgrades, replacements, etc.
Monitor the operation and make adjustments on chiller, refrigeration, heat exchangers, HVAC, and hot water systems.
Perform preventive maintenance on HVACR and chiller systems to include: mobilization of tools, equipment, and materials; perform work with minimal disruption to occupants; properly maintain required documentation, conducting an immediate cleanup of work area including returning tools to the workshop, and unused supplies to store room.
Perform emergency repairs, preventive maintenance work, and routine repairs on all work associated with building pneumatic, electric, and DDC controls.
Maintenance work includes service, calibration, and preventative maintenance of site temperature control thermostats, valves, humidifier diaphragms, damper operators, and various other control devices.
Modify controls on equipment to facilitate more efficient operation.
Review and assist with the construction and installation of remote systems and expansion of existing systems. This may include assisting with documentation, commissioning, and reviewing specifications and drawings against installations.
Generate work orders and repair for defects found during inspections.
Direct and advise daily the BAS Console Operator(s) to be aware of issues and help identify and evaluate abnormal conditions and ensure site is operating efficiently by reviewing error logs.
Support vendor to develop Sequences of Operations to allow equipment to be run efficiently and self-diagnosing of abnormal conditions.
Provide support for co-workers, contractors, vendors, project managers, building managers, engineers and others as necessary to support project and renovation work. Ensure work is performed in a manner consistent with established work practices and quality standards.
Provide training to other team members to ensure continued customer support during an absence.
Assist other trades periodically in times of need.
May be required to work scheduled and unscheduled overtime as well as variable shifts and emergency on-call as needed.
Performs troubleshooting techniques on equipment to determine problems and effect repairs as promptly and efficiently as possible to minimize downtime.
Diagnose and correct equipment malfunctions and/or failures utilizing service or technical manuals.
Maintain accurate records and logs of site operations.
Any and all other duties/tasks assigned.
Working Hours: The work schedule for this position is Monday to Friday during regular dayshift hours. However, on-call availability and overtime may be required as needed.
Desired or preferred experience and technical skills:
Certification CCST Lv I (a plus)
Limited Electrical License preferred
Required Skills and Experience:
5+ years of experience working with HVAC and refrigeration systems.
Technical/Vocational schooling completed or associate degree.
Universal HVAC certification
Computer skills, including CMMS work order system, updating equipment history, and access parts/material inventory management system.
Must have in-depth knowledge and experience with various building equipment such as air handlers, boilers, chillers, generators, air compressors, cooling towers, liquid handling pump systems, vacuum pumps, turbines, fume hoods etc.
Strong communication skills
Able to read and interpret work from drawings, written work orders, sketches, blueprints, and technical manuals.
Understands electrical theory and its application to ensure safe work practices.
May require prolonged standing and walking as well as repeated bending, squatting, stooping and working in uncomfortable and tiring positions. Usually works standing up and often on ladders or scaffolding.
May be required to work at an accelerated pace in emergency conditions.
Some heavy lifting (up to 50 lbs.) is required.
