JOB TITLE: Maintenance Technician
TERMS OF EMPLOYMENT: Twelve (12) Months (Classified – Exempt)
IMMEDIATE SUPERVISOR: Facilities Supervisor
POSITION DESCRIPTION
This position is to perform as Maintenance Technician for the Franklin Special School District. Duties such as replacing/repairing ceiling tile; moving/hauling discarded materials to the landfill; filling holes, painting; performing skilled work in installing, inspecting, repairing, and maintaining refrigeration, heating ventilation, and air conditioning system and equipment; responding to emergency calls relating to heating, air conditioning and gas leaks; and to assist in skilled and semiskilled duties in other maintenance trades.
ESSENTIAL FUNCTIONS
The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned.
General Duties
- Perform all duties associated with the Maintenance Technician position.
- Repair and/or replace ceiling tile as necessary.
- Perform moving/hauling activities to include moving furniture, books, paper, etc. from one School to
another;
- Haul discarded materials to the landfill; carry various supplies/chemical cleaners to different Schools, etc.
- Repaint signs, rooms, exterior structures, classrooms, hallways, etc.; match paint for all touch up jobs.
- Perform miscellaneous duties such as minor tool and equipment repair.
- Conduct light landscaping activities such as limb removal, light grading work, irrigation system
manipulation, seeding, and applying fertilizer as needed.
- Repair or replace windows, doors, and locks.
- Clean gutters, storm drains, and roof drains.
- Replace broken and/or cracked glass.
- Repair or replace vinyl composite tile (VCT) as needed.
- Maintain control of the appearance, maintenance, security, and safe operation of the district issued
service vehicle.
- Must be able to be on-call for emergencies as related to building maintenance including heating, air conditioning, gas leaks, etc. on 24 hours/7 days per week basis.
Note: Work requiring overtime is rare, however occasionally working past the scheduled shift time up to one hour is
possible. Call-ins after-hours or weekends are also very rare, but may occur due to weather issues or water leaks.
Skilled, Carpentry, Plumbing &HVAC-Related Work
- Replace light bulbs, hang new lights, install ballast, and replace circuit breakers.
- Repair roof leaks, replace doors, repair or replace door locks.
- Construct simple shelves, handicap ramps, or other light carpentry projects.
- Repair or replace washers, seats and diaphragms, faucets, and other plumbing fixtures.
- Clearing clogged sanitary sewer lines.
- Replace commodes, urinals, water lines, hot water heaters, sinks, etc.
- Understand basic electrical function, maintenance, repair, or troubleshooting of circuits or equipment
safely.
- Assist or perform if possible the inspection, maintenance and repair of freezers, refrigerators, air
conditioners, ventilation systems, including condensers, evaporators,
water cooling towers, motors, air handling units. Assist in the troubleshooting of air conditioning and refrigeration equipment systems and controls.
- Replace motors on heat/air units, install new air conditioners, cleaning coils, vents, return air vents, and replacing belts.
- Install new or repair commercial air conditioning equipment including coils, condensers, etc. as necessary.
- Change HVAC filters, clean coils on roof-top or ground mounted equipment.
- Adhere to all safety and housekeeping standards by the department and various regulatory agencies.
- See that standards are not violated. Maintain a clean and orderly workplace.
QUALIFICATIONS:
- High school diploma or GED required
- Three to five years of commercial building maintenance preferred
- Similar applicable duties or related experience, or any equivalent combination of education, training and experience which provides the requisite knowledge, skills, and abilities for this position will be considered.
- Possession of a Tennessee Driver’s License is required
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED
- Ability to operate a variety of maintenance tools and equipment, including hammer, drill, saw, hand tools, ladders, genie lift, propane torch, hydraulic jack, etc.
- Knowledge of the policies, procedures and activities of the school system and general electrical procedures as they pertain to performance of duties
- Knowledge of general maintenance practices necessary to complete daily tasks
- Ability to effectively communicate and interact with supervisors and district staff
- Knowledge of methods, materials, and equipment used in school facility, building and equipment maintenance, repair and construction; principles of preventative maintenance programs
- Knowledge and understanding of building codes, regulations and guidelines pertaining to maintenance, repair and construction of school facilities
- Ability to learn and understand basic principles and techniques; to make independent judgments in absence of supervision; to acquire knowledge of topics related to the position
- Ability to record and deliver information to FSSD staff and supervisors
- Ability to follow verbal and written instructions, guidelines and objectives
- Ability to establish and maintain cooperative working relationships with school administrators, teachers, Central Office staff, and team members
PHYSICAL DEMANDS/ENVIRONMENTAL FACTORS:
- Frequent lifting and carrying of items up to 20 lbs.
- Occasional heavy lifting and carrying items up to and over 50 lbs.
- Must be able to climb, stoop, bend, crouch, move or carry objects
- Must be able to work at heights and in confined spaces
- Frequent twisting or bending at the waist or reaching overhead
- Frequent walking or traveling between buildings on or off campus

Job Type: Full-time
Pay: $18.94 - $27.80 per hour
