Job Description: The Senior Commercial Property Manager acts as the primary leader of a team of four to five full-time professionals who maintain more than 1,000,000 square feet of commercial property and administer over 300 company leases in a first-class manner within the portfolio of The Genecov Group (“Company”).
Duties and Responsibilities:
Lease Administration – Administer over 300 company leases from lease execution to lease termination.
Maintenance Oversight – Responsibilities include regular site visits to company properties to determine compliance with company maintenance standards. Areas of compliance include landscaping, parking lots, common areas, exterior walls, roofs, etc. The results of these inspections and expected improvements will be communicated to the responsible parties.
Property Management Reports – Prepare reports of upcoming maintenance projects and communicate those reports to commercial team.
Checklist Files – Keep the electronic files for maintenance programs and ages of major maintenance items (roofs, parking lots, systems warranties, yearly inspections, HVAC, etc.) organized and up to date
Team Meetings – Hold regular meetings with team members.
Budget – Develop, track, and review expense & capex budgets for all properties.
Property Enhancements – Recommend property enhancements that would increase the marketability and life-expectancy of company owned properties.
Property Manager Duties – Serve as the primary property manager for selected company properties .
Contractors –Maintain quality standards and ensure competitive bids for all maintenance services.
Insurance – Ensure contractor insurance and tenant insurance COIs are up-to-date.
Delinquencies – Oversight of delinquencies and collection efforts, including lockouts.
Reports – Prepare departmental reports at the direction of the VP of Real Estate.
Office Efficiency Projects – Carry out office efficiency projects at the direction of the VP of Real Estate.
Travel – Some travel required. Quarterly site visits to out of town company properties to the Austin and DFW area as well as attendance to select real estate conferences.
On-Call – Being available after hours for emergency situations as needed.
Outreach – Attend community events in order to connect with potential business partners.
Invoice Approval – Oversee invoice bi-monthly approval process within Commercial Team.
Miscellaneous – Other tasks deemed necessary to support the Real Estate Department at the direction of the VP of Real Estate.
Qualifications:
- Bachelor’s degree preferred or comparable industry related job experience
- 5-10 years of relevant work experience
- Must possess a competitive nature and drive to excel
- Natural ability to connect with people in-person and over the phone
- People person, who genuinely enjoys meeting and interacting daily with people and has a gift for forming positive, healthy relationships with people from diverse backgrounds
- Must be highly organized and timely with follow-up
- Ability to diplomatically discuss conflicts with tenants and vendors
- Ability to delegate tasks and communicate priorities to a team
- Ability to work individually and in a team-based environment with minimal supervision
- Able to see what needs to be accomplished (within their sphere of influence) and promptly take the next actionable step
- Skilled problem solver, who can diplomatically resolve differences to produce a positive result
- Familiarity with TDLR codes and requirements
- Familiarity with MRI and AVID software a plus, but not required
- Exceptional ethical principles and customer service skills
- Excellent written and oral communication skills
- Intermediate skills with Microsoft Office suite
Working Conditions:
- Work primarily in-office. Some fieldwork required.
- Required to lift 25 pounds
