Position Summary and Responsibilities:
This position is responsible assisting all properties in the portfolio in maintaining and repairing high value equipment in order to extend the usable life. Assist in the implementation of all property preventative maintenance, Engineering programs and capital improvement projects. Teaching, training, monitoring and growing the knowledge of maintenance engineers within the company will be a daily component of this position. Will be responsible for determining the most cost effective manner to repair and maintain equipment and systems within the geographical responsibility.
Specific Job Duties include:
- Conduct repairs on cooling systems, water and water treatment systems, hot and cold water systems, boiler and pressure vessels, pool & pool equipment, large equipment, kitchen, laundry and other departmental equipment, HVAC and life safety systems.
- Maintain physical operation of hotel portfolio including building structure, fixtures, refrigeration, heating, ventilation, air conditioning, plumbing, and electrical system.
- Monitor the use of effective preventative maintenance program throughout the portfolio.
- Maintain accurate records, filing systems to allow seamless reconciliation of CEP, PM Expenses and Programs, Life Safety Systems, repairs and ordering.
- Maintains tools, work spaces and equipment in a safe, secure and keep them in good condition in order to reduce accidents and prolong their use.
- Maintains a firm understanding of each brand requirement and tracking system to stay on top of repairs and maintenance in accordance with brand standards.
- Work with Engineering team, and assists with training and development of hourly Engineering team members.
- Performs wide variety of maintenance repairs and activities including those involved in repair of carpentry, electrical, plumbing, mechanical, painting, drywall, and flooring.
- Requisition supplies, parts and materials to complete construction projects and CEP items
- Maintain strong communications and follow up with property leaders and Corporate Staff
- Respond to all hotel emergencies such as fire, flood, hurricane and other natural disasters to manage clean up and reconstruction.
- Ensure all OSHA safety and training programs are implemented and maintained throughout the portfolio in accordance with local and federal standards.
- Ability to prioritize and organize work to meet deadlines.
- Consistently provides on-the-job supervision and training; while conducting repairs, provides necessary technical information for repair, maintenance, operation, modification, replacement and new construction activities to ensure that all jobs are being performed correctly.
- Travel within the portfolio of hotels in Oklahoma and North Texas will be well over 80%
Technical Skills:
· Knowledge of all regulations and safety standards including but not limited to OSHA, ADA, EPA etc.
· Extensive knowledge of building trades, electrical, mechanical, HVAC etc.
· Knowledge of plumbing and general building practices
· Relevant licenses / certifications required: Pool, HVAC, Refrigerant
· Ability to present training and where appropriate conduct staff development programs for engineering and operations personnel to reduce breakage and foster a “learner” environment.
Qualifications:
- Demonstrated ability to effectively interact with people of diverse socioeconomic, cultural, disability, and ethnic backgrounds
- Must have a valid drivers license and ability to drive from one location to another as far away as 6.5 hours as part of the requirements of the position.
- 8 years or more of progressive hotel or building maintenance experience; significant experience within these jobs working on HVAC, Plumbing, Electrical, Mechanical and Pool systems.
- Service oriented style with professional presentation
- Clear concise written and verbal communication skills in English
- Must be proficient in Microsoft Office applications.
- Ability to work independently to accomplish the organization engineering needs.
Physical and Mental Requirements:
The following are the physical / cognitive activities which are required for the Area Maintenance position.
- Lift, move and/or carry items weighing up to 75 lbs, on a regular basis.
- Sit, stand, walk, bend (at neck and waist), climb, crawl, reach (above and below shoulder level), kneel, push/pull, twist (at neck and waist), squat for long durations and walking for long periods of time during a regular shift. Simple/power grasping, repetitive use of the hands and fine motor skills and hand manipulation is required to completed essential functions.
- Must be able to sit for long periods of time (up to 6.5 hours) and ability to drive from one location to another within the portfolio.
There is a significant portion of each the workday spent in speaking, listening, driving, standing, bending, walking, stooping, lifting and fixing/repairing items. An incumbent in this position must be able to effectively communicate with guests and other employees, answer the telephone, drive an automobile, have both fine and grand motor skills, and use deductive reasoning and problem solving skills while all are required in the course of an average workday. Reading, writing and math skills are often used in compiling reports, ordering equipment and gaining approval on expenses.
