Job Description:
Stellar Communities, a rapidly growing single-family and multifamily build-to-rent developer / builder in South Florida, is seeking an experienced and driven Senior Project Manager to join our team. This role focuses primarily on project management, post-land acquisition and will play a vital role in the successful delivery of our projects.
Job Responsibilities:
- Conduct initial plan review on assigned projects and red line for correction by design team.
- Meet with the Division President and gather any pertinent information related to project.
- Assist Director of Purchasing with bid documents for release to subcontractors and vendors.
- Work with Director of Purchasing to prepare contracts, work scope and purchase orders for subcontractors and vendors.
- Prepare project schedule and review with Construction Team
- Revise pre-construction budget to actual numbers after bid out is complete.
- Update and track project schedule on a weekly basis.
- Constantly maintain budget and accounting records for the project.
- Review and approve all subcontractor and vendor payment requests.
- Coordinate with local utilities.
- Review and approve all shop drawings.
- Submit RFIs as required.
- Coordinate delivery dates of long lead items.
- Ensure project is completed on budget and within scope
- Prepare project and coordinate building turnover dates with property management team.
- Set up, coordinate and ensure compliance of safety programs, policies, and procedures as they relate to the construction environment.
- Adheres to all federal, state, and local laws and regulations as they relate to the construction environment.
Job Requirements:
- A bachelor’s degree in Civil Engineering, Urban Planning, Real Estate Development, or related field.
- A minimum of 7 years of progressive experience in project management with a preference for individuals who have experience in master plan communities with mixed product.
- Prior experience in land acquisition is highly preferred although the role does not entail land acquisition responsibilities.
- Knowledge of relevant local, state, and federal land use laws and regulations.
- Strong negotiation skills with the ability to communicate and manage relationships effectively with a diverse group of stakeholders both internally and externally.
- Excellent project management skills with the ability to manage and oversee multiple projects simultaneously.
- Strong financial acumen with the ability to develop and manage project budgets effectively.
- Proficient in relevant software applications including Power BI, BuildPro, AutoCAD, GIS systems, and Microsoft Project or similar.
- Proactive, detail-oriented, and comfortable working in a fast-paced environment.
- Travel to various sites located in West Florida and beyond.
