In this dynamic position, you will assist the Property Manager in the day-to-day management of our Philadelphia portfolio’s buildings, tenants, and staff. You’ll work closely with your team to give our residents a safe, warm, welcoming place to call home; attend team morning meetings to account for the day’s property operations, assist leasing responsibilities; and provide exceptional customer service for our current and future residents to encourage long-term retention.
PMC Property Group (PMC) is an owner, operator, and developer of primarily multifamily real estate headquartered in Philadelphia, PA. PMC’s rapidly growing portfolio is located in secondary and tertiary urban markets up and down the east coast. PMC is currently seeking an Assistant Property Manager for its Philadelphia portfolio.
The Assistant Property Manager assists in the day-to-day operations of the property management team and assists the Property Manager in the management of the portfolio's buildings, tenants, and staff. Their duties and responsibilities often include:
Responsibilities:
- Morning meeting for all staff –Work orders are to be assigned and delegated in the order you would like them done – it is not for the maintenance person to decide the order
- Sign off on cleaning/make ready checklist
- Provide make ready to painters, porters, maintenance
- Weekly leasing reports
- Buildings must be walked multiple times per week
- Check A/R and send to property accountant
- Programming fobs and phone numbers in building system
- Maintenance follow-up (each work order should be followed up by an email or phone call confirming completion and satisfaction)
- Pre-inspection checklist (for units on notice)
- Move units out of the system/create the make-ready work orders
- Rent checks
- Rent Credits Requests To PM
- Rent Adjustment Requests To PM
- Resident utility charges
- Communications with residents
- Internal reporting
- Renewal Tracking/Efforts
- Parking audit reporting
- Accounts receivable reporting
Requirements:
The individual must be professional, self-motivated, reliable, and capable of effective multi-tasking. Additionally, the individual must have excellent verbal and written communication skills.
We are looking for a candidate that can work Tuesday - Saturday.
Schedule includes on-call hours on a rotational basis.
