United Marketing, Inc. is looking for an individual to fill the role of Assistant Manager for a 200-unit community in the Seattle area. The Assistant Manager will have the responsibility of assisting the Community Manager, filling vacancies, collecting rents and processing rents monthly, process Annual certifications timely, process work orders, manage office supplies, and provide great customer service.
Preferred Qualifications and Needed Skills:
- Knowledge of Tax Credit layers. At least 1 year of experience.
- Knowledge of marketing strategies
- Knowledge of landlord tenant laws
- Great verbal and written communication skills
- Organizational skills
- Problem solving skills.
- Computer knowledge - Outlook, Word, Teams, and Excel
- Knowledge of property maintenance
- Must be able to multitask.
- A plus but not required if knowledge of Realpage/Onesite
Duties and Responsibilities
- Assist the Community Manager on daily tasks.
- Assist in keeping master tenant files organized.
- Assist in obtaining Annual Certification required paperwork and process timely.
- Keep the work area and office clean and organized.
- Answer phones and respond to emails timely.
- Complete weekly occupancy/and marketing reports.
- Ensure all vacant units are rent ready.
- Assist the Community Manager with legal notices, friendly notices to ensure tenants stay compliant with lease agreement.
- Process move- ins and move out inspections
- Create and close work orders in management software.
- Collect and post rents to management software, and deposit in appropriate holding accounts, issue receipts to tenants in a timely manner. This task will be as needed.
- Contact tenant following repair to ensure satisfaction with completed work.
- Assist community manager on property inspections to ensure the highest standards are maintained.
- Schedule apartment viewings with prospective tenants, regulate the tenant's selection process.
- Provide housing applications, explain the application process, and maintain an active housing waiting list.
- Ensure property is rented at 100% occupancy.
