The role’s core objective is to help our real estate investors achieve their financial goals while facilitating an awesome living experience for their tenants—in doing so, our Account Managers earn a % of all revenue that is generated by their portfolio. We are seeking a motivated and entrepreneurially minded professional who wants to contribute to and benefit from our company’s strong growth trajectory. Nomadic manages approximately 1400 rental units throughout DC, Maryland, and Virginia and is adding ~400 units/year to our management portfolio—our new clients are distributed across our Account Managers based on performance and retention, and the goal is for your portfolio to double within your first 5 years in the role.

Key Responsibilities:
- Oversee the operation of a rental investment portfolio starting at ~150 residential units, ensuring maximum revenue generation for our clients.
- Manage all aspects of the real estate portfolio of your clients, maximizing revenue opportunities through efficient leasing, maintenance coordination, renovations, and tenant retention processes.
- Build strong relationships with both property stakeholders and tenants, positioning yourself as their primary point of contact.
- Serve your clients in a consultative capacity with strategic guidance on vacancy reduction, value-add renovations, and tenant retention strategies.
- Deliver unparalleled customer experiences, consistently elevating our brand reputation.
- Join forces with your Portfolio Director and our team of Leasing Agents to implement strategies aimed at meeting or exceeding revenue, retention, and occupancy benchmarks.
- Engage in regular strategic meetings with the Portfolio Team, contributing your insights, ideas, and expertise.
Essential Qualifications:
- A Bachelor's degree in Business Administration, Real Estate, Hospitality, Marketing, or Entrepreneurship is preferred. Degrees in other disciplines will be considered in light of professional experience.
- 2-5 years' experience in property management, real estate, sales, or a similar client-facing role.
- Excellent writing, verbal, and negotiation skills paired with a customer-centric approach.
- An independent, self-starter mentality and desire to grow together.
- Familiarity with real estate investments and/or financial analysis is advantageous, but not required.
- A tech-savvy individual with the aptitude to embrace and adapt to new software tools.
Compensation Package:
- On Target Earnings of $80k-85K in Year 1, escalating to $100k in Year 2, and $120k+ in Year 3 onwards.
- A base salary starting at $35,500 annually, complemented by a progressive revenue-sharing model.
- You’ll earn a revenue share percentage on all income that flows through your portfolio. Revenue share starts at 7% in Year 1, escalates to 8% in Year 2, increasing annually up to a max of 12%. As your portfolio grows over time, you’ll earn a larger piece of a larger pie. Starting in Year 2, your revenue share should exceed your base salary, and the sky is the limit from there as you grow your portfolio’s income through client retention, vacancy reduction, and annual rent increases.

Additional Requirements:
- License/Certification: Property Management License – Nomadic will provide study materials and employees are expected to pass the licensing exam within the first 3 months of employment.
- Work Location: Fully Remote for employees outside of the DC Metro Area. Employees in the DC Metro Area are expected to be in our downtown corporate office up to 2 days a week and will receive a location-based revenue share increase.
