Responsibilities:
- Manage all aspects of 40-50 vacation rental properties within company portfolio
- Utilize and assist in managing company PMS (Property Management System), currently Streamline and other integrated technology to facilitate management of vacation rentals.
- Maintain organized files and documentation related to properties, contracts, and administrative tasks
- Provide excellent customer service by responding to inquiries, resolving issues, and selling/providing company services.
- Demonstrate professionalism that is relationship centered when communicating with owner, guests, and vendors
- Perform data entry and maintain accurate records in various systems
- Manage vendor relationships and ensure timely completion of contracted services
- Collaborate with and provide leadership/supervision for other team members in conjunction with General Manager.
- Property Manager reports to General Manager for company and will be responsible for all aspects of vacation property management.
Experience, Skills, and Qualifications:
- Proven experience in vacation property maintenance or facilities management
- Familiarity with PMS software and its implementation
- Strong administrative skills, including file management and data entry
- Excellent customer relationship management skills
- Ability to effectively communicate with customers, vendors, and team members
- Knowledge of contract management principles
- Knowledge of residential home systems and components.
- Experience and Knowledge in working with all legal and regulatory aspects as it pertains to vacation property management and in particular the NC Vacation Rental Act.
- Strong project management skills to assist with updating, repair, and maintenance of residential properties.
- Candidates should have an innovative and creative mindset that is always forward thinking.
Qualifications:
- Valid NC Drivers License
- Reside or relocate within 30 minutes of office location.
- NC Real Estate Brokers License (not required, but a plus)
- Candidates with Streamline PMS experience is a plus.
- Minimal HS Diploma
- Other Skills: Use of MS Word and Excel, Excellent Communication Skills both written and oral, typing, excellent computer skills, use of modern phone apps and texting.
Hours: During the time period of June thru August, Saturdays are required work days, averaging 50-55 hours per week. April, May, September, and October, requires alternating Saturdays, averaging 45 hours per week. November - March, some Saturday's required, averaging 40 hours per week.
Salary: In addition to stated base salary range, a performance based incentive plan is offered with compensation up to 25% of the base salary.
